As a contractor I can say that one explanation for a higher price might be that in the past, the contractor has had dozens of phone calls for a simple job from one inexperienced renovator, having to walk them through every process, of your job and of the other trades and you get to know pretty quickly in the first meeting if they are going to be a huge drain on your time.

A VAST amount of the cost of that house is in the land. I guess it doesn't hurt to put in a few nice features if they don't cost much. However, odds are that if someone cares a lot about what is in the house they will rip out most of the upgrades you made and customize the place to their liking.

A good feature would be the house being a good value, way overpriced but sure accent wall…
