@@susmusmanoj112 😂 i don’t know if people would find it that interesting 🤨so, I rent where I live, I have one commercial property under SMSF that I rent out, one property that I airbnb, and one property that I keep vacant that I use on weekends but will eventually retire to. Then I own a couple of businesses in a family trust.

This short sightness by landlords is why they get them self in trouble. Do you know that if your tenant vacates a property it will cost a landlord a minimum of $2850 in new tenancy and vacancy costs which is the equivalent to $55 per week so the only person making money if a tenant vacates is the agent, not the landlord which is why keeping tenants in properties for $20 under market rates is very smart and going to save the landlord a lot of money and provide them a sustainable investment.

I have got some advice from a property manager friend who works in that area and she says: “It’s a bit of a mix. Australind is a good option all over but most suburbs down here are really hit and miss on the roads. People say avoid Carey park and withers but really it’s just certain roads in these parts we get good returns on rents in most areas down here and go fast and there are some nice parts of the not so popular areas just based off bad reputation. Busselton is the best spot i would say at the moment but not sure the prices would make it worth while for investors. Dalyellup is always popular and parts of Eaton, college grove as near the hospital. I think they definitely add value but for the expensive price tag I wouldn't suggest them for an investment. A nice white roller blind can also add value, looks modern and still a good transformation but with a better price tag

A year later and some places its 100% rise. Im lucky my landlord capped mine on her own and felt guilty asking about a 80 dollar a week rise. She needed to sell. And over three years she only raised ot 50 a week. So im greaftful

It is what % of each person given a married couple would you put the title of the investment home into when you buy it for tax deductions purposes and capital gains tax? Given that for tax deductions it would work better in the higher earning/tax payer but thrn when capital gains come at selling time its better to be more % in lower earner / tax payer.
