A "house" can be planned to meet ALL your requirements, with optional upgrades such as a garden, a pool, multi-car garage, and, if properly designed, can also be "multi-generational" - units just don't offer changes to the original plan, and "Multi-generational" units and all the hassles they entail, such as privacy, bathroom sharing, noisy babies and /or growing kids. Our house caters for 3 generations and it can work if you establish and enforce communal rules!!

I know of one agent in the Quakers Hill area in Sydney that continually underquotes the price guide at auction and never has any of the properties gone any where near the guide. Closest I’ve seen was $150,000 over the guide

No House price increasing is another form of inflation. Deflation on cash held. The result is more people will be forced into rentals, if wages don't meet price increases. This will cause a massive burden on non-property goods and services to also increase, hurting the poor.

This video is good. My Building and Pest inspector got me to test all lights, ceiling fans and appliances. I pointed out some things that didn't look right and inspector noted them on the report. Used these to reduce the final price by a couple of thousand. But if not drawn attention to these repairs would have come out of my pocket. Inspection cost me $500 but was well worth it. Highly recommended for peace of mind, gives you a way out of the sale as well.
