Just avoid the Missouri side and you will be fine. Kcmo had more homicides than St. Louis in 2023 and has a higher violent crime rate. Johnson county Kansas has a higher gdp than Jackson county mo and more jobs than kcmo. Kcmo is also less densely populated than Overland Park and has a higher single family housing rates.

North is where you can escape the blacks. All the cops and firefighters migrate there to meet the requirements. It’s the Staten Island of the metro.

Don't buy houses in lake Quivira it's not worth the money throwing away thousands of dollars a year in membership fees you can get a better deal buying acreage

Do you live there Mr. T? They do have expensive HOA/club dues, but if you use the amenities perhaps that is worth it to some.

The HOAs are not worth it this city was perfectly fine without a 8 million in debt community center it was not needed all it did was raise the hoa's and put a burden on the membership if you want a gym membership that's great there's plenty of them around Johnson County within reasonable driving distance . And they're better health clubs compared to Community Center called the Q. It's pretty sad when you compare it to a Genesis Health Club off of Ridgeview or a Lifetime Fitness if you want to go to a real gym get a membership there

For 9 million dollars loan of debt to build the community center it raises the hoa's to 250 more a month which to operate the place it's going to cost even more down the road you have to think of the repairs paying the staff people are just brainwashed and don't understand the long-term cost of things anymore they are the mommy daddy credit card MTV generation that are moving out here and they are the biggest generation of loan defaults and going into debt
