Might you have any data on transparency from a pre-listing inspection leading to a stronger offer? It's a nice thought, and certainly ethical, but why would anyone looking to sell their home wish to disclose problems they themselves paid to uncover hoping for a "stronger offer" just because they seem honest. Wouldn't that action materially reduce the sellers leverage in the face of any competent negotiator representing a prospective buyer?

@@Quick_And_Nerdy from my personal experience with my listings and since I pay for a pre listing inspection for the seller, all my listings so far received offer with inspection waived. Of course it depends on the market as well. Buyers have the right to conduct their own inspection but with a more comparative market and low inventory, buyers appreciate seeing the inspection prior to submitting an offer. They can always include repairs based on the inspection, in their offer, if the seller did not take care of it prior to going on market.
