Most people do not have condo lawyers as non-resident owners so the example provided is not applicable to many condos (i.e. having someone with specialized expertise directly related to condos). A non-resident owner is unable to regularly observe and address issues. Boards, these days, have work to do other than attending meetings and fewer on-site members would make that much more difficult particularly if there are issues with management. Board composition can be used in some instances to attempt to manipulate the Board composition to restrict some owners from serving as Board members. We want to encourage owners to serve who are part of the community. Some Boards even try to keep positions vacant to be able to control the agenda. What works for each Corporation will depend on what is in the best interests of its owners.
