If I know the area I'm not sure why any realtor is needed. Seller can list on internet site , buyer searches for area, price, type of house , sets appointment to view, hire title company .... totally no need , a waste of 6% . In the UK it's always been 1 realtor only and 2% max

Hi DJ! I loved visiting London, although I'm not sure what the market is like in London. Here in NJ, people can decide to represent themselves if they'd like. However, there are many reasons why Realtors net more for their sellers and protect their buyers where the savings/net actually exceed the compensation. I have concrete examples. Also, commissions are negotiable and there are different business models so 6% isn't a 'standard'. I appreciate your POV.

I live in Dallas. I used a realtor to buy rental houses , he found me an area where rent to capital cost ratio was high and he found me suitable houses. Worth every penny as I was overseas at the tine. But me buying a house now I find the listing online , I find the selling realtor , I call them , they ask do I have a realtor , I say yes , you ., 1%

The day I pay 4/6% to sell my home as the day I die. Realtors are for people who can’t do it themselves don’t have the nerve I guess? Because all they do is put it online.

I'm sorry that you haven't had a positive experience with Realtors. Ultimately a Realtor should net you more than the 4/6% of their commission in this market, and they should show their value in earning that pay. I can't speak for what other Realtors do in terms of their marketing plan, but I would be happy to discuss how putting it online is a small fraction of the services provided.

Typical dull generic green/mulch landscape. The water feature is a great touch but some colorful gardens would bring this home to the next level.
