Can you explain what do you mean "Depending on the deal the contracts must match" ? This is the first time i hear this.

@@hugodehoyos9302 yes, my company works on subject to , and pre-foreclosures primarily. So I have 2 contracts that reflect the terms on these very different transactions. A preforeclosure contract will not look the same as a subject to breakdown deal.

@@hugodehoyos9302 A lot of wholesalers lose the contract with a seller because they do not have the proper terms laid out in the contract. Many wholesalers don’t tell you that but it is very important to your success.

Never wholesaled...but I'm thinking on it. PROBLEM: Once you lock up the deal and percent it to a buyer. Good Night, just look at the information. And then say that they're gonna think about it. But then immediately go to the seller and buy it out from under you? So basically you did all that cold. Calling all that work to find to get a deal. But an unscript list savings. Real estate investor use a zoo to go right to that seller and offer them more money than you did. PROBLEM NO.2: Running out of time. Yes, I know you're gonna put subject to and set inspection contention on this contingent on that. But eventually, if you don't find the right buyer, you're gonna run out of time with that contract and have to buy the property, but what if you don't actually have the money to buy the property? These are the 2 biggest pitfalls. That seem obvious to me that nobody is talking about. I'm not sure how often you look at your videos in the comments. So I will post this same bit video comment. I love you, you're videos. And hopefully get a response.

Thank you, It is good to get it under contract first before sending it to your investor if you do not trust them. But as you grow a relationship with buyers, there is a trust that is built so usually they will not go to the seller behind your back. If you do not have the money to purchase the property there are multiple ways you can get funding or you can ask for an extension of the contract to find a buyer or you can find an investor that will be a silent partner on your deal where they just fund it and you own it.
