Schools aside, how's the nightlife comparison for adults between Alpharetta and Kennesaw? Houses just seem much cheaper in Kennesaw and guessing traffic may be less out there too?

Great idea until progress,tricon or invitation shows up and turns your neighborhood into a glorified apartment complex...these companies own nearly 70k homes and counting in greater metro Atlanta and I'm sure Powder Springs is next on their takeover radar if not already ...

If you were to only do single family homes. These prices would be dramatically higher. I am searching for a home in dunwoody/brookhaven. That is why Milton price is so accurate. Not many condos or apartments

Powder Springs is a great area but if you work in Atlanta proper, expect at least an hour-long commute. If you want public transportation, this area has NONE. If you don't want to eat at only big chain restaurants, you are almost out of luck. Most of the mom-and-pop restaurants are coming from immigrant communities that are moving into the area (There is a growing Hispanic population (mainly Mexican) that is moving to the area and providing GREAT AND DELICIOUS Taquerias). With that being said, it is a great place to grow up. I grew up in the area and my parents still live there. It is a wonderful place to raise a family and the schools are phenomenal. The local hospitals are also great (you don't need to worry about cobb hospital or Kennestone Hospital just closing up). Just know, if you like going to events around town, there are very few in Powder Springs proper. You will probably be traveling into Marietta (which can be just a 30-minute car ride) to go to events over there. Lastly, note that traffic in the area is TERRIBLE. But part of the reason is that the area grew too quickly and they didn't have time to expand the roadways. However, they are addressing that now. So get in now before you are forced to go to Paulding County, Douglas County, or Mableton.

Whats crazy is when i lived in atlanta on 2007 375,000 dollars would get you a 4 sided brick house in smyrna vinnings high end neighborhood, and the houses you showed were 160k max during that same time period

When did Powder Springs move? I grew up there and the City Limits have always been in Cobb County. There are small portions of subdivisions close to the county line that identify with Powder Springs due to proximity and possibly share the 30127 zip code which is Powder Springs Zip code. But to say Majority of Powder Springs is in Cobb County isn’t accurate.

So glad there's an real estate agent who would ask the seller to pay for all the commission. I also really don't like the "new rules" about how commissions are supposed to work. It seems to cause way more unnecessary confusions. Now i see some agents on you tube who say " we'll provide services proportion to what you pay. You get what you pay for" I don't like it. Now we're living in Texas, but someday we'd like to move to Georgia metro Atlanta area. Hopefully you're still working!😊

the problem with atlanta is lousy schools. Peachtree city, Johns Creek, and Suwanee are the only areas were the schools are 8 out of 10 or higher for all the schools. Have 4 homes paid for, Norcross, Smyrna, Lake City, and Lawrenceville, but I have to rent in Peachtree City for my daughters education because the prices are just ridiculous. Redlining in good school districts are crazy, I don't need a big house but a 2 br condo or home is not available, I'm not crazy enough to have more than one child so I get punished and screwed for trying to get a resident home in a good school district and have to buy a large house for cobwebs to accumulate.

Definitely not true! Alpharetta, Marietta, Buford, Powder Springs, Fayetteville, and Kennesaw (just to name a few) all have public schools rated 8 out of 10 or higher.

@@AtlantaSuburbanLiving I stated all the schools in that city are ranked 8 out of 10, one or two in a city is not the same thing. I became a dad late so I still have to deal with middle school and high school. I have lived in Atlanta for 60 years. Smyrna is definitely not safe anymore. Fayetteville sucks, my wife teaches there.

Damn this was insane click bait. First off days on market could mean anything. Show stats on initial listing price vs. Price negotiated at closing. Or listing price at beginning vs. How it decreases over life of listing. Also, 19 days to get your desired listing price isn't bad at all. You barely see that in holding cost. 19 days + 30 days to close= 1.75 months. Not even 2 whole mortgage payments. Most egregious was the inventory stats. You mentioned 5,300 to 5,000 to 5,300 homes. Dude that's LITERALLY less than 8% fluctuation. That's standard seasonal changes. Stop with the click bait. I just listed my house in ATL. I thought you had meaningful insight. Would never subscribe with this misinformation. My God.

My man lives in Fayetteville and I’m there every week from the east side of town . Not sure when you say they don’t have alot of shopping. They don’t have a mall but you can shop in the Pavilion. Depends on where you live grocery stores are not 10 to 15 minutes. Don’t get discouraged about this video this is a good place to live.

@@PilotPerkins yeah that’s what we saw 2 years ago during the slight decrease in prices of 2022 but not now. I can show you multiple examples of 1800sqft homes sitting at RedFins estimated value not selling and being reduced in price, in good school districts with decent acreage lol

@@liftedgus3848 a lot of mom and pop realty firms became mini builders and convinced others to also become builders and now are stuck with a lot of these built for Xxxx$$ and now are actually worth 100k but they keep fighting a big fight pulling the listing and waiting and relisting again so the DOMs are not as high.
