Just a few corrections. 140 units (7 per floor, 20 floors, and the first floor houses our maintenance shop, storage locker room, exercise/game room, lobby, and full kitchen lounge. There are only around 30 assigned parking spots (from when the building was first constructed) and the rest are unassigned. Every unit gets 2 parking permits and you can park wherever you want except for those assigned spots.

Interesting fact, originally there was suppose to be multiple Pyramid buildings of various heights all connected by a massive concrete deck on the oceanside, like a village- somewhere online there is an artists rendering of the initial concept, pretty wild looking. The Penthouse that Perdue bought was originally built/designed/sold to a Baltimore real estate brokerage owner, Marybell Grempler, who founded Grempler Realty. Many Baltimore Realtors from back in the 70s and 80s still talk of the extravagant parties held in that unit especially when the annual Maryland Real Estate convention was in town at the convention center!

That's a fact I didn't know.... multiple buildings!? Now I'm going to spend the day looking for that picture! :) Now that you mention it, I think I have an old photo of my father and a bunch of other Agents at one of those MRE gatherings in the penthouse foyer. I'll have to go look to see if I can find it!

David - That might just be the best question we've had all year! And not just because most people don't even know about the penthouse at Sandpiper Dunes, but mainly because it's such a truly special, unique, massive, and awesome residence! Here are the bullet points: As far as I'm aware, it's the LARGEST oceanfront residence anywhere in Ocean City. It's two-stories and spans the entire oceanfront length of the building. It has multiple oversized balconies with ocean and bay views. And it remains unfinished, as it has since the building was first built/developed.

It truly was amazing. I'm glad we had a chance to see it in person before it sold. There was nothing anywhere in Ocean City like it (and I'll bet there still isn't).

The Penthouse unit that you speak of used to belong to Frank Perdue the chicken farmer. When he died several years ago his wife was trying to sell it, it came with a luxury mini van to transport his guests around town. Do you happen to know if it sold, and for how much?

Kevin, yes you are correct. And Mitzi did sell the condo in 2008 for $1.8+M. It was one of the coolest condo's I'd been in anywhere in OC.

I worked security in that building in the early 80s on college summer break- the building was quiet and many "under the radar" type owners chose it for its exclusivity, privacy, and smaller size compared to the larger buildings surrounding it. Both VP Spirow Agnew and Frank Perdue were early unit owners in the building.

As a kid, I remember Max Berg taking us up the construction elevator bolted to the side of the building to show us what the views would be like once completed, at that stage of completion there was nothing but the concrete floors and supporting columns completed, no outer building walls or windows installed yet- still creepy after 50+ years. I still have the original sales brochure marketing the building before ground was broke-it describes it as to be a super luxury building with, get this, 30 stories and a HEATED garage, and pricing of each individual unit number in the building{ which were much higher than what the altered building eventually sold for when finally completed} LOL

Is it too much to ask that you tell your viewing audience the asking listed price, the property taxes, is it in a flood plain, etc. Otherwise the video is a waste of time. .

This is a great question! It's funny to think about people living year round in a resort town, isn't it? But, that's what makes us so lucky! We certainly recognize how blessed we are to wake up every day and be minutes from the beach. Although we have many realtor friends who live here full time as well, the careers in OC extend beyond that. We have many friends and family members who are teachers, employees who work for the Town of Ocean City, restaurant owners, small (local) business owners and more! Our year round locals are the heart of our beloved town and they keep Ocean City going! As for Jon and I, we simply LOVE the beach lifestyle and we cannot get enough of it. This is why we encourage anyone looking to make a lifestyle change to move to the beach. It is nothing short of amazing and there is a reason we love to call it HOME. Own a small business fixing up condos etc. I some full timers who live in OC , non retirement age. 1. Is a Teacher , 2. does Plumbing 3. works at a Bank. Salisbury is also not too far away to work - 35 mins.

Along with our summer week at OC we usually go down Thanksgiving week. OC has a lot more restaurants open all year ( might only be 5 days ) then to NJ shore towns. Nice that Dollies, Fisher popcorn and other places are open all year. Always come home with a huge can of Carmel popcorn, peanut butter salt water taffies and fudge. We spend a morning at the Salisbury mall and the three Rohobeth beach outlet centers. My wife has to stop & shop at every Kitchen store down there.

Going to OC next week to spend some time with the grandkids, eat delicious meals & enjoy ourselves. We have neighbors in thier 70's that have a beautiful house on a double lot with a two car garage & screened in porch. They have some medical problems but refuse to retire there because they said nearest hospital with good doctors & specialist are too far away.

Yes, medical care on the 'shore' has been playing catch-up for a while. While it's certainly not quite the same as Hospitals in Balt, DC or Philly, the local care has made huge strides in the last few years! Most of the local medical teams and hospitals regularly consult with specialists elsewhere, and the quality of care has improved quite dramatically from years ago.

For those that don't know.... Trevor is a decades long friend whose competitive nature goes back to when we met working together on the beaches of Ocean City in the late ninteen-hundreds (Yeah... it's how my pre-teen Daughters generation is referring to the 90's! Go ahead and wrap your brain around that!!!!) Trevor also happens to be an extremely successful Realtor in Delaware....... And while he hasn't completely embraced the movement to video, or many other technological advancements (we think he still has a flip-phone).... we can tell you he's one heck of an Agent, and we hope he considers this as a formal invite and challenge, to drop by our studio sometime soon. Moved here from Baltimore 12 years ago & I’ve never looked back. My sister followed behind me 5 years ago, moving with her teenage girls & husband from York PA, and her girls have said time & time again how much they love it here more than they ever imagined. They love their schools (Stephen Decatur & Berlin Intermediate), they have HEALTHY friendships, and they spend every minute they can on the beach with their friends when summer gets here!

What is his suggestion on title insurance on a total new build (structure and property) vs a new build on oroperty bought from someone vs a structure AND property bought from someone? If thst makes sense.

Great questions, and yes these questions make sense. First, let us say that every single transaction is unique, with it's own set of specific situations that have occurred up-to (and well prior) to its sale. It's because of this that we err on the side of caution when recommending and electing to purchase the owners-policy title insurance in just about everything we do. For me, the first two scenarios you've outlined are essentially the same. That's because nobody has owned the land dating back to it's creation. So title has been passed at some point, and likely multiple times. Earlier in my career I will admit that I was someone that thought it would be safe to 'not' purchase owners-policies on new construction or new-builds. In my mind it was 'new' and I was certain the developer/builder/declarant had done their due-diligence when acquiring the land (whenever they acquired it). However, now that I have a few decades of experience under my belt, I can tell you that this isn't always true. Life happens, and so do random situations, mistakes and courthouse filing errors. Whether title to that land had been filed in the wrong county, or maybe it was improperly recorded into the land-records by an incorrect digit on the tax-id, or a clerk filed it in the wrong place years ago and it's just now coming to light...... New construction or not, there are literally dozens of scenarios where title could have been impacted, either by mistake or intentional. And I, for one, don't want to own a property where a new document or information could suddenly be found, impacting my clear title without protection. Is this a low probability scenario? Yes, by all means, it is! Is property ownership one of my largest investment? Yes, it is. Meaning I'd rather sleep well at night knowing that I'm protected, no matter what vs. having even a 1% concern that something 'could' happen. That's why, regardless of any of the scenarios outlined above (and others) we always 'recommend' purchasing it. With that being said, the Buyer has the final say in whether or not they want to purchase this insurance at the closing-table. I hope this helps.
