So what happens when the property is in a terrible state due to fundamental design flaws dating from it construction? I'm talking victorian era buildings with no dampproof or insulation and 1960 concrete cancer carbuncle flats with flat roofs for which the solution is a) kick out the low income tenants, b) if the building is not listed - flatten the building c) rebuild the building d) get in wealthy DINKY tenants to pay for the rebuild over an extended time period. The low income tenants suffer in any case. At the heart of the problem is the expectation that as a business Landlords make a fortune when actually they run a low margin business with a very high investment requirement and long payback over which the mortgage lenders make the actual money. Okay, a landlord has responsibilities to address issues where they financially can, but sometimes the astute business decision to achieve that repair requires kicking the very people you want to help in the teeth. If the landlord can demonstrate through open-book accounts that there is no business case to do the repairs and break even, they shouldn't be forced to make a loss. They should be required to give the tenant 3 options, a) stay as they are with the low rent and building issues b) stay where they are but pay an increased rent for a period to pay off the repairs at cost value (using gov back interest free loans) c) move out to another property and landlord who is fortunate to have a better premises, giving the landlord a chance to flatten the building or renovate, and get new tenants able to pay for it all. Unfortunately a poor person is going to experience a poor person's life along with it's miseries, and given the standard of housing stock in the UK with it's prices and legacy historical construction issues combined with rightly rising expectations in housing standards, they are always going to only be able to afford the dog-end of the market. Giving a shiny new building devoid of all problems (sic.) to a poor person does not have a business case however much we'd like it to. Go talk to the money lenders and see if they'll let low-income landlords buy governrnent built properties exclusively for poor tenants at 'cost of materials and labour' prices. Not a cat in hells chance.....they want their pound of flesh.

I am a leaseholder. Bought my flat 5 years ago, when I was 23. Quiet young and didnt realise I was making a mistake by refurbishing ;( ! What should I do now? I changed the carpet to hardwood flooring. I chabged the bathroom from Tub to Shower. And I removed the wall that separates the Kitchen and the living room, making a open space. The flat looks beautiful now, and definetly has more value. But certainly that was a mistake, without getting the freeholder permission. I am so scared and upset. Can you guve me some advice on what to do please?

Has the freeholder said anything to you? I'm looking into buying a leasehold flat/apartment, but I wonder how easy-going freeholders are when it comes to asking for permission to make major alterations...

Hello! I have moved to my flat one year ago. I have recently found under the kitchen cabinet a lot of poison and mouse traps with two dead mice attached to the traps and a lot of flies. Pest control experts told me poison must be removed within a month. I did not place the poison or the traps so it must have been there since before I moved in. Do I have any basis on the House Act for some sort of compensation? Thanks!

What can be done to protect tenants from weathly Landlord's, including agents' false paperwork blaming the tenants who are scared of eviction. Now moving out I'm left with life limiting lung disease mentally broken. And they are all still deflecting and falsifying documentation.

i have been renting a House for the past 8 years. unfortunately my landlord passed away and her children want to sell the house, they gave me 4 months notice. I will not pay the last months rent and use my deposit instead, because my deposit has never been protected as required by law !

If the draft is due to landlord failure to repair windows, doors or wall ect then yes house is cold uninsulated.

If they have a lawyer the landlord and you don't have a lawyer and your poor like me on Section 8 yes you do have to worry about complaining! I live in Batavia New York. Section 8 does not care about you you you or me they care about the slumlords and how much money they can get. So I call my landlord front porch is rotting away because nobody ever cleans the gutters in 15 years and it's dangerous. That was a couple weeks ago never called me back. So I called him today and he said well I'm selling my house and they can't do that or they could say they're going to run it to someone they know and you're screwed so this is wrong

The have changed the service charges based on 2 bed to one bed to the same amount as the surface area are very similar. So the first 12 years 2 bed owners paid around 10% more. Can we claim it back?

What if the freeholder has introduced a second service charge and it has made it confusing for the leaseholder? Blocks service charges + ground and garden + ground rent ( annual) … and the agent and freeholder have the same address and the agent is a sales and letting agent! Please help!

My block of flats “housing association” was built in 1994. I am a lease holder now, but the housing association want to charge me/us residents £13,000 each to upgrade to new doors, windows, main entry door system upgraded and various other repairs and upgrades to the building. Do we have to pay this much money towards this work? Should the housing association pay for upgraded doors, windows and modern phone entry system? Thank you for your time.

I don’t think I personally would evict a tenant for making a complaint or many complaints, depending on the nature of the complaint and the of course the legitimacy of the complaint. If I had legit real complaints that needed attention and they just happen to be pulling up at a period of time, then that’s just the case. However if I have a lot of complaints about minimal problems that don’t affect the house or living conditions or the tenants themselves and seem to be more of picky complaints I may think of eviction from harassment especially if she’s rude and constantly harassing me about small problems.

I have rent a property without viewing during this covid-19 pandemic and after picking up the keys from the agency came to property it was really shocking, dirty, mouldy and smelly and the photos advertised were not the same as actual protos. I am confuse, the tenancy agreement I sign is for 12 months fix agreement, is there any ground for me to breach the agreement and exit the. since we move my partner been crying everyday, bcause she is allergy to mould and she got spot on her hands and tec... what should I do ? we only living here just about a month ....

Im afraid you may not be able to do much, in order to FULLY unwind, you need to do this within 30 days, BUT if you want a partial Unwind, I think the limit is 90 days, but dont quote me. Either way it has long since passe this, I hope you got it sorted. I litterally went to EVERY solicitor in my home town and not ONE solicitor was willing to help me. I think the reason for this is due to their costs would pretty much eat into my cash. I did try to ask them "If I win, wont they pay?" and I never got a straight answer. Best bet is Small Claims court. BUT you have had some useage out of the property so not sure how the magistrate would look at this. Statue of limitations means you have 6 years on a civil claim.
