Villas are beautiful, my thing with all this construction is, none of these neighborhoods have any character. Its just the same style home depending where you buy! Neighborhoods should have 5 or 6 different options on structures, heights and layouts. Too much money to own a copy of what my 20 other neighbors have!

I must respectfully disagree. In the US, where I'm from, whenever a new housing project of homes were built they were all the same, 50-100 homes all the same as if it were a cookie cutter community. Yes, here you'll see that as well in some projects but not all. These homes are built with concrete blocks, and so they must conform to the standards stipulated due to weather situations that occur from time to time, such as strong hurricanes or tropical storms. But here's what we can do. Come down to Punta Cana and let's meet. If you have a plan or layout in mind, we can go to the owner's of the development and see if they agree with the design. If so, you have the green light to build yours the way you want it so it can be exclusive and different from the rest. Keep in mind that they don't approve houses that will cause an eye sore to the rest of the community. The invitation is open for whenever you get a chance to come down. I hope this helps.

@@propertiesbymasters Thank you for the response. I currently own a home in the U.S. in an established neighborhood ( not cookie cutter). We visited Punta Cana over the summer and several other times, its nice but not for us, it starting to feel a little Miami-ish to us. Dont really feel the Dominican culture there. We're close to retirement and liked more the quiet town of Bayahibe/ Dominicus area ( for now) until that place becomes overun. Once we sell here it'll probably be a 2 bedroom condo in that area. D.R. still has a lot of quaint little places to live. Thank you for the input, I truly enjoy all your videos, be safe!

Make sure to ask about beach club membership fees, water costs, and renter's cost for use of the club. Get it in writing. Make sure you get a good lawyer when buying here!!!+

Thanks for highlighting this important part. This is true. At the time I did this video, that wasn't the case. Also, when I purchased here over 5 years ago, everything was included. Now, for reasons beyond my understanding, you pay for water, and there's a membership fee to enjoy the beach club. Here's 2 scenarios: either pay $500 usd for the year and you go as many times as you wish and also pay for your consumption, or pay $35 everytime you go and this goes against consumption. If you're not an "everyday I have to go to the beach" person, choose option 2. If you like to have a beer or 2 and something to eat, choose option 2. Prices are steep, so watch the prices of what you will use the $35 against.

Hey, how's it going? From what I heard, they have a better filtration system. Too many particles were coming through. At the same time, they put what looks to me like a vinyl cover from the sand area into the water where before it was just cement. Easier on the feet.

Last week. None of my videos are over a week old. Most of my footage is taken 3-4 days before it's published. It takes work to shoot and edit between meetings and working with clients. I do all the work myself.

You can choose to have your villa built in 12 or 18 months. It's not a big project, only 10 villas.

Ellos van a comenzar pronto. Lo primero era conseguir los permisos para la entrada, que ya se lo dieron. Están haciendo el estudio de tierra para comenzar. CUIDADO CON GIP Y JARDINES III Soy comprador en el Proyecto Residencial Jardines III, la constructora GIP (Gerencia Integral de Proyectos) aumento abusivamente el precio del apartamento. En marzo de 2022, adquirimos la propiedad por USD$86,600, con un contrato que contemplaba posibles ajustes por inflación y costos de materiales. Sin embargo, GIP durante mas de 2 anos NO nos hizo ninguna mencion con respecto a un potencial aumento, PERO a tan solo 45 dias de la fecha de entrega (pospuesta en repetidas ocasiones), nos notifican de un incremento del 15%, equivalente a USD$13,000. Esta acción injustificada y abusiva, PERO ESTRATEGICA, dado el escaso tiempo de anticipación para afrontar este gasto considerable e inesperado y tambein tener menos armas para uno defenderse. Además, la comunicación con GIP ha sido deficiente a lo largo del proyecto, con retrasos en las respuestas y falta de actualizaciones. Me interesa que cualquier persona interesada en adquirir una propiedad a traves de esta constructora, sepa de la manera en que esta se maneja GIP y que tome las debidas precauciones.

@jove507 Hi Daisy. Construction will start as soon as the ground has completed the inspection for sinkhole. Once they get the green light that the ground is solid, they will start. It will be soon from what I was told this past week in a phone conversation with the project manager. As a matter of fact, they already passed various inspections. So it's safe to say it will be soon. Get in touch with me to review the options of units still available at your earliest convenience.

Hi Mike hope you are doing well. We have made some research regarding the CEO of Vistancia Constructora Mr. Yves Alexander Giroux. There was an investigation report on channel 9 in the Dominican Republic that his name showed up as one that was involved in a lawsuit regarding real estate fraud back in 2023. Can you confirm if this is the same person who is the president of Vistancia Caribe Residents project? We want to invest there but we need to be 💯 sure. Thank you Daisy

Good acternoon. They started clearing out the land in preparation. Land has to be studied to ensure a solid base to build as well. Once that part is done, construction can commence.

@@propertiesbymasters Yo he tenedio mala experiencias con proyectos anteriores, con eso de la entrega. Que garantias me dan para que esa sea la fecha entrega. Y si la contrucuctora me da una indenisacion por cada mes de retraso sin importar la causa del retraso.

No hay garantias que se entrega a tiempo. Puede que pase tormentas, retrasos consiguiendo materiales, mano de obra corto, demoras en permisologia, u otras posibilidades. Lo que se puede tratar de negociar es para que a usted se le compense por retraso mas tiempo de gracia. Usualmente en los contratos se hace hincapié de quizás 180 dias o 6 meses de gracia. Consulte con un(a) abogado(a) para que lo ayude con esto si usted no logra negociarlo con la desarrolladora/constructora.

@@propertiesbymasters Muchas gracias. Hace un mes que vi ese proyecto en persona. Tengo 2 apartamentos en esa zona. El problema es que siempre los proyectos se atrasan de uno a dos años lo cual afecta el capital invertido. Ya que de nada vale que el comprador cumpla a tiempo, cuando la constructoras se atrazan tanto. Me gusta invertir en Punta Cana, el problema es que nunca nadie cumple con el tiempo acordado.

@glennadams6398 Construger is a solid company from the information I gathered. The 2 major issues companies are facing are lack of manpower and permits not being expedited quickly enough. I believe this project will take off once they start.

@glennadams6398 I'm not saying that Construger is having those issues, but generally speaking, many companies are facing these dilemmas. Yes, you can ask a company for their permit status and ask about their workforce.
