So if I buy an apartment using the collateral, and I can't pay it off, why not just return the apartment I bought with the loan, does the bank take the apartment AND the collateral in case of a default?

Is financial management and corporate finance the same thing? Eg is a " financial analyst" similar to a " finance manager "

A Financial Analyst has a much broader role as it incorporates knowledge of Finacial Markets, Risk Management etc. A finance Manager's role is much narrower as normally that person your focus on a particular company and a particular industry. That's my point of view......

Whilst EBITDA is a goof approximation of cash flow, it is not ‘cash flow’. Bankers no longer recommend the use of EBITDA as the base for computing DSCR. EBITDA ignores the impact of working capital changes. Furthermore, expenditures like taxes, maintenance capex are key for a business to remain in operations and should not be ignored in computing cash flows available for debt servicing As such We recommend use of Free Cash Flow to assess the debt capacity of a borrowing enterprise. Free cash flow is calCulated as EbItda less taxes, capex, dividends ( in case of listed entities) +- working capital change Vickram Meetoo Corporate and Investment Banking Absa Group

Not recommended. But it surely adds to your credentials if you wish to embrace a career in Finance.

@@yasheeljhaumal8336 it's better you complete the ACCA buddy...it will make you more marketable. Then of course go for CFA. I would also advise that you choose Advance Financial Management as optional paper for ACCA level 3.
