Excellent video, 20 years ago I had to evict as council said to tnt , stay put. Cost me a lot to get them out. Fast forward to today, I have had so really nice people on benefit apps to my flat. However, beacause I got burned years ago , I would never have DSS again for these reasons.

I rented to a tenant who was having the rent paid into his own bank account, he stopped paying the rent so I contacted the council, asked for the rent to be paid direct to me and was told the tenant has to ask for that, even though I explained the tenant didn't pass me the rent the previous month and was then unlikely to with the next months rent. Another tenant who stopped paying the rent told me the council told him to stay put and make me take him to court while still putting rent money into his bank account. I contacted the council and they lied to me saying they wouldn't tell someone to stay until court action. I see the current way of not being seen as discriminating against people on housing benefit is to state a minimum income.

I added some 12mm fibre insulation to my rented out house-called Ultratherm. It was done by a licensed builder and cost me about £2,500 to do the whole front wall of the house. I was happy, the tenant is happy. However, the EPC regs demand 50mm insulation, preferably 60mm to get the brownie points. Note the plaster board/skim will add another 12mm. Doing front & back of a room could take 6 inches off the room size, crazy!! Basically, I have wasted £2,500 trying to do right for my tenants, didn't realise how pedantic this EPC thing is.

Hi what do you do if the tenant is refusing to accept the deposit back ie. Refusing to provide bank details and refusing to give a receipt for or cash a check?

Apologies I missed this, that's an issue if you are trying to evict, I am not a lawyer but I would ensure that you are charging full rent by serving a s13 to increase it to current rate and then provided there are arrears, if needed go with Section 8 ground 8, I think there is, of course, a risk of a fine of 3x deposit but if you discount the month you would have paid back, you're only two months down and if you are evicting for non payment, the arrears are probably much greater so a judge will offset the 3m against arrears, hope this helps and would be interested to know how it goes

Hi Ken so My friend is in a position where he is in the process of a home buy which commenced from mid January 2021 so if they extend it by 6 weeks will He still qualify from the extension as didn’t quite get what you meant by existing buyers cheers.

House Prices to fall 20-30% in the next 2-3 years. Flats maybe a fair bit more, especially the London Shoebox Half a million pound One bed jobbies. Definitely was a mini boom in July and August after the lockdown, with all that unleashing of demand and the Stamp Duty thing (a dumb move that)... But the recession is just starting, and it's going to be a terrible few years for the economy and house prices. Just hope people can get through...

Where is the video of Croydon housing causing people to go into arears by not paying housing benefit residents are entitled to ? THOUSANDS of people are getting letters from their housing association for rent not paid by Croydon council.
