Not really. Public school has turned into something that no one should ever have to go through. Children are taught about homosexuality, And if a child comes out trans the school usually keeps it from the parents. A lot of her history books are actually not true, hundred years ago things were taught very differently

More and more cities are banning this practice of leasing a property then listing it on Airbnb or other platform for purposes of short-term renting. Doing so will result in massive fines to the Airbnb hosts and owners. As of today, the fines in Las Vegas is up to $10,000!!!

Unfortunately that's not market driven, and thus, completely unfounded. Pricing is derived by the number of people wanting to stay at your property. Not by the cost of the mortgage.

the main idea of having a co-host is to keep things simple for the owner, so i find this method very practical so far. Co-host=cleaning+consumeables+communication+bookings owner=bills+maintenance costs This way, you as a co-host wont have to pass on every shopping expendeture to the owner, which is very annoying for both on the long run and very open to exploitation as you as a co-host might be buying two packs of toilet papers, towels etc while taking some of them home for you own use while the host is paying for it. The owner of the house should have zero of a doubt on those types of things. Clarity, the owner should be able to see everybooking, should be able to check ip cameras wherenever they like to make sure that the non-booked days are not abused by the co-host or his friends or outside booking which is the worst thing that a owner can have.

as you will be handling the cleaning and consumeables , your percentage will be a lot higher than the 20% , a house listing that barely challenge the 80-110$ range, you should be charging as high as 45% for that listing.

I recently came accross this vrideo so and its a couple years old so im not sure if you will reply to a couple questions that I have . 1. How much do you charhe the host is it by % or do you list tje propertu and up the price ? 2. How much do you pay for someone to clean it it would seem most of tje eatnings u make would have to be used to pay tje cleaning persons? Or how does that work? 3. Final question does the property owner give you written permission in tje contract on order to list their property on the air bnb site or how does this work?

Hey Jorge, decent video, thanks. Here's some engagement for you and the algorithm. You should know that Airbnb no longer supports a search filter for being a super host. It has since been replaced by the GUEST FAVORITE, which is not the same thing. Now top-tier stays are delineated by either GUEST FAVORITE and or LUXE. Check it out when you get a chance. I foresee they will lean into that GUEST FAVORITE designation in the coming months once more people have a chance to earn it all while it helps differentiate them from those that do not. By the way, I attended your live webinar recently and it was outstanding, but it was a little TOO beginner level for my needs, but I saw how impactful it was for the others in attendance. Take care.

I'm with you on the cash flow benefits of subleasing, but I'm more drawn to the long-term wealth-building potential of owning. The tax benefits of ownership are a game-changer, especially when it comes to depreciation!

The part where he talks about depreciation isn't quite right. If you have a rental property with an average stay of 30 days or less, you have to depreciate the building over 39 years instead of 27.5 years. And also bonus depreciation doesn't apply to the building itself (but you can do something called a cost segregation study to separate out certain parts of the building that do qualify for bonus depreciation). Also, the part about deductions for trips is somewhat misleading. You can't generally deduct trips you take to research properties, unless you actually buy a property in that area as a result of that research, then you can add the cost of the travel to the cost basis of the property or deduct it as a startup expense. But there are a lot of caveats to that I don't have room to go into here.
