I recently rented this villa for myself and eight additional adult guests July 8-13, 2022. My initial contact with the former house manager, Jamie, even prior to booking was wonderful. She answered all my questions and made suggestions in a timely manner. Reading reviews on several sites that dated back eight years ago that described her as "exceptional" and "awesome" along with the pictures of the amazing property assured me this was the right villa to choose for a relaxing vacation. Fast forward to July 5th, three days prior to my arrival, when I reached out to who I thought would be Jamie (since this is the only person I had spoken to for several months) and I am notified by the new property manager, Mary Pat, that as of June 20, 2022, Jamie is no longer Miramar's manager. My initial contact and interaction throughout my entire stay with Mary Pat went well. She was personable and friendly, but imagine my surprise to find out that the former manager of the property for 8+ years was no longer there. Mary Pat was there to meet us upon arrival to the villa and showed us around the property. I will be the first to say, the villa is beautiful, but there are MAJOR improvements that need to be made IMMEDIATELY, especially with the substantial average price per night. The first thing I noticed is the sofas in the library/office need to be replaced immediately. They are white/cream colored and are stained with brown marks to the point that deep upholstery cleaning will do them no good. The same issue is apparent on the stained headboard in the East Wing King Master Suite. The outdated air conditioning units are also incapable of handling such a large villa. It is apparent additional updated units need to be purchased and installed to cool the unit, in particular the 2,400 sq. foot great room. Even on a cloudy day, the thermostat never fell below 78 degrees even while set at the requested 73 degrees so the unit would not freeze. This made gathering in the great room overly warm and unbearable. Mary Pat contacted a service guy, but of course she never heard back from the technician before our departure. The MAJOR improvement that needs to be made immediately, is the replacement of the dining room chairs. One of my guests literally fell out of the chair to the floor while attempting to sit down to eat. I immediately sent a picture to Mary Pat to let her know what happened and she said she would notify the owner. A week after my return, I reached out to the owner to check on the status of my deposit being refunded and he said the value of the chair exceeded the amount of my $1,000 deposit and would not be returned. I explained to him that as the owner of the villa he was fully aware that this was not the first time that chair had been broken and someone attempted to repair it, although poorly. This became clearly obvious to me upon inspection of the chair. The chair was completely dry rot and/or infested with some type of insects. It should be obvious to anyone, that a dining set of that size would come with 12 chairs, but when we arrived there were only eight chairs available. There are pictures of the formal dining area that the owner posted advertising the rental where there are four chairs on both sides of the table and two chairs at both ends for a total of 12, yet there was only 8 upon our arrival, so what happened to the other four chairs? Upon further investigation, I received my answer. The other four chairs are BROKEN and one is stored in the garage (I have photos of all broken chairs, one if not all - of which is infested with some type of insects). I also have an invoice addressed to the former house manager dated August 8, 2015 for the repair of two broken legs on two dining chairs for a total of $200. This is proof that these chairs have been damaged for quite some time and the owner has known about it, like I stated to him in recent communication, and has tried to cover it up at the expense of the renter and use it as an EXCUSE to wrongfully withhold the deposit. It is unfair that I am being subjected to this unjust treatment when the owner has known these chairs needed to be replaced a long time ago, at least since 2015 to be exact. Based on this alone, my deposit should have been refunded back to me immediately yet the owner refuses. So, to all future renters BEWARE!!!!!!!!!! RENT AT YOUR RISK!!!!!!
