Quick stupid question : the tax deduction is applied on my total income or does this income tax deduction apply only to the income of the investments I've made?

No question is a dumb one. It’s your combined T4 income, rental properties in your own name, dividend income etc. Your total income will dictate your marginal tax bracket. Your marginal tax bracket is the percentage that you will receive back from any interest paid on your investment loan.

If you move $1.8k from the LOC to the SM account to then transfer $1.75k to the brokerage account, thereby leaving $50 in the SM account to cover LOC interest payment, does that mean that, at the end of the cycle, you move $50 back from the SM account to the LOC to pay for accrued interests?

After you leave money in the account to service the interest payment nothing further has to be done. I have auto payments set up with Scotia Bank.

@@carlcharestthat’s correct. You will have to see if your bank offers that option. To put it simply this is how my monthly transfers go: - $1000 (for example) is transferred from my SM LOC to my scotia bank account. - $50 remains in my Scotia bank account to service the monthly interest payment. - The remaining $950 is transferred to my Simpli Bank SM account. - The that $950 is transferred to my non registered brokerage account to buy stocks. I hope this helps!

Hi, thanks for your explanation. Personally, I don't see the point of having a SM account for myself. I'm planning to pull funds from my HELOC and deposit them directly into my brokerage account in Wealthsimple. As long as the withdrawn amount from the LOC matches the amount deposited into the brokerage account, I don't see the need for a separate SM account. To me, that seems like an extra step in the process. Could you possibly clarify in this case? Thank you!

@@simpsonpropertiesltd interesting. i'm seeing lots of people using these tongue and groove subfloors. however the national hardwood flooring association recommends never to actually let the sides of the plywood or osb touch. "Stagger panel joints allowing approximately 1/8” expansion space around all panels to prevent edge peaking due to compression caused by panel swell."

Great video! Just wondering, if we take $ out of the heloc, wouldn't we then have a minimum monthly payment to make on that debt? And the mortgage payment would be another payment right? So you do need to make sure you have enough $ to add that extra debt, is that right?

Good question! When you transfer from your LOC to your “SM Account” you leave enough money in your SM Account to service the monthly minimum LOC interest payment. Then the rest of the money is invested. If you want you could service the payment with your own money as well. You have both options available.

You have to buy the right size insulation that fits in your cavity or cut it to size and have some waste if your openings are not a standard size.

You missed installing the resilliant clips that the channels snap into. These have rubber contacts with the joists and greatly reduce vibration transfer. you just lowered the ceiling and vibration will transfer throught the channel you installed directly to the joist.

What happens at the end of the mortgage? Now you owe full line of credit and can no longer take money out. What happens if your house value decreases? Recession or no house upkeep?

If you’re a good capital allocator you have an investment worth more than then LOC. You keep the loan for as long as you want and keep generating large tax deductions each year. If there is a recession I get excited and buy more assets 😬

Hello Simpson Properties! DMX1 (and maybe the underlayment you used?) state that you should leave a small gap (1/4th) from the wall, so that the air can flow and moisture can evaporate. I noticed you sealed yours to the wall completely. What are your thoughts on this? Is that 1/4th gap needed for evaporation?

If there is a hole 🕳️ in the vapor barrier it defeats the purpose. Ideally you want it to be continuous that’s why I taped the perimeter. You can leave a small gap for expansion & contraction of the subfloor.

On the other hand, advantech ain't light.. I just moved and installed the 7/8" and my shoulders weren't to happy.

How did you choose Ecosmart for your equipment. I’m deep into research and I see Hi-Velocity, max air, Unico and Spacepak. No one locally really deals with any of them lol. Same boat - IBC boiler, but old air handler in the attic.

Why do you need re-advanceable mortgage for this? if you have margin account with higher value you can borrow again your portfolio and deduct that interest

The re-advanceable helps convert your bad debt (principal res mortgage) into good debt a LOC (tax deductible loan). You can also borrow against your portfolio using a margin account and that loan is tax deductible.

@@simpsonpropertiesltd With margin account you can deduct all of mortgage interest. ie if you pay mortgage interest of 10K and you pay margin interest of 10k you effective deduct all mortgage interest. With readvancable mortgage interest portion is very less atleast in the beginning few years.

I see Delta-FL only has a warranty of 5 yrs while DMX has a 25 yr warranty. This may be because Delta is HDPE while DMS is PP. Any comments?

Still trying to figure out what cooling system will go in my home. The original central unit caused damage to my ceiling by bringing it down. Replaced roofing and don't plan on doing that type because of potential leaks in ceiling. Then had a company give me quotes on central heating even though it sounds like the only option for me and the cost was outrageous at $14000. Have very small attic and doing mini split system will only create more holes to walls. Not sure what to get at this point.

Did you use a stain on the cedar? Maybe its just the light but it looks like western red cedar with maybe a stain applied?

Nope no stain or clear coat was applied. It’s not recommended either you don’t want your be breathing in any VOC’s from those chemicals.

great job. Totally agree with lights. I installed only 2 lights under the benches and it is more than enough. No need for ceiling lights as they only irritate and cost more.

It works well for my wife and I. I often use it solo though. If you plan on having more than two people I would recommend you make the sauna wider than mine.

Directly to the ceiling joists. You would only install strapping or shims if your ceiling is not level.

I have a question, I have followed ur lead on how to build the sauna and I believe I have done a decent job following ur lead! In that note what did you treat the cedar wood with or have you treated the wood at all? Thnx again.

I did not treat the wood. I kept it natural and the cedar is holding up really well. It’s not like exterior cladding where it would be exposed to the elements. In this case I wouldn’t want to breathe in any off gassing from a sealer either.

As a Finn, I must tell you that you made a mistake building those wooden walls all the way down to the floor. Those will get rotten. Correct way is to install tiles for the first 20 cm from the floor and then continue with the wood paneling for the rest of the way.

I see where you are coming from. I personally don’t like the look of a tile baseboard in a sauna. The is a sauna in my personal home. I’m in control of the water being poured over the stones or into the vaporizer. Other than that the bottom of those lower boards will never see any moisture.
