Similar to what was mentioned about the worker's cottage, the average person/family just wants/needs more space these days. A 2 unit (3 with a garden) greystone works best for college kids/couples or 1 kid families. They are most deserving of being turned into single family homes. At the same time, new multiunit flats (3-6 units) have been popping up (whether these are condos or rentals) which has managed to fill these holes. I would be curious about the rate or multiunit conversion vs new multifamily builds though.

Bro on the left is spitting facts tho fr. It's such a big and diverse city that you're not going to understand it and all it has to offer even after living there (much less after visiting 25 times). That said, like many cities, your quality of life will depend a lot on your drive and ability to enjoy what the city has to offer. New York is a center for music, theater, and the visual arts. The city has some of the best public schools in the US if your kid can get into them. There are some really incredible job opportunities here as well. Also, once you leave Manhattan, you'll find lots of really incredibly dense and lively cultural communities that are more authentic and vibrant than any other "Chinatown" or "Little India" in any other American city. The bottom line is yes, you have access to culture, diversity, and "vibes" that are unlike any other city but you'll find that there are also a lot of ways to save money and bring your cost of living down. You don't need to go on a vacation in Europe to experience culture. You don't have to pay for private schools like you might in some other US cities. And you, of course, don't have to buy a car either if that sort of lifestyle works for you.
