but they are both "buildings" :D in terms of structures, so saying apartment = building, is kinda confusing because those condos are also in a building. If your point is that condos are all individually owned, and you mention that apartments are rented, then I believe the main difference is to point out that APARTMENTS ARE SUBLET BY THE SAME PERSON. Is that true? For example, the owner of the building sublets ALL the apartments. while condos can be sublet by as many individuals as there are condos, because they are all owned by a different individual, whilst the apartment building is owned by a single person or an entity
I am a Canadian citizen currently living in Miami and have an apartment in downtown Toronto which was for personal use in retirement. After listening to this very informative podcast this tax and how the city will try to determine and find out if there are any inconsistent reporting. A lot of expat Canadians are finding that this is bordering on a form of Marxism with a collectivisation of personal property. How can this be constitutional. Been trying to ask around about this. The city should increase all property taxes for all properties to make up and budget shortfalls etc. There are many reverse snowbirds actually. Just a bit of venting

hmmm, you might be in the clear - is your Toronto property deemed your "principal property", if so, you'd be exempt from the tax, but still have to make the declaration

How does the city know if you aren't lying? The vacant home form is about if your second home is vacant or not,.right? What about lying to get rid of the tax, how does city hall know the truth?

Or I have often wondered when will the city start taxing underused personal vehicles when many people don't have a car because they cost too much and they really need one. Good old Karl M should be smiling in his grave LOL 🤣.

The form has to be filled out for all homes (1st and second etc). The city has the authority to audit and see if your home is in fact vacant, they also have a hotline set up for neighbours to call in ... lol I dont know how well that will go.

The issue was realized prior to closing - with the help of our laywer, we were able to get the reduction in price before closing to save everyone the headache of court!
