Does anyone actually believe that that a real estate agent should get 6% of a house that costs $600 thousand dollars...$36000 for a few weeks work...No thanks...They should get a flat fee that is actually reasonable and based on the work done...

I don’t believe that either. Unless the Agent, who is marketing the home, is also the agent who brings the buyer. typically, each agent in our market is taking home 2.5 to 3% of the total sales price of the home. A flat fee would not work because liability scales with purchase price, as does projected time on market in order to maximize the offer for the seller. A buyer agent should expect to show many more homes at a higher price point as well typically. I will agree with you that the past few years have resulted in much lower days on market, and I would agree that many agents were over compensated on a majority of transactions as a result. We cut our commissions many times to make sure that our clients were happy. If you go back and talk to real estate professionals who worked during the “slow years”, the cost involved resulted in many agents being underpaid.

Rent all day! Unless you have a better investment opportunity that requires the cash you have tied up in this house. I would take out a variable rate mortgage to maximize my leverage and reinvest cash in another deal. (Of course the location needs to be suitable for rent demand)

Sell. The amount of time and money for upkeep pales in comparison. Even if you pay an agency to do it for you, the profit is beyond questionable. You could buy another property and flip it in the time it would take to profit enough to mean anything. Lol come on.

if you owe nothing on it and rent it out, then, In a year, you can make 1800X12 = $21600 on it. Estimate that you will lose 25% of this in maintenance, taxes, insurance etc. So, you yearly profit will be about 75% of 21600 or $16200. Now 16,200 on 290k is about 5.6% return. You could make at least 4.5% in a savings account. You could make more if you played stock market. I don't think you do. So, rent it out. You are getting some cash. Note though you only do this if you do not owe anything on the property allowing you to make some profit. Otherwise you could lose money if the rental rates drop and you are still with a mortgage.

@@themattkellygroup By own experience, a house that in 2016 was worth 140K ... Rented for 8 yrs so far, average monthly rent 1750.... Gives you about 160 K ....and the house now is worth 260K. That's why I think it's better to Rent.
