Something must be wrong. It's unheard of to go so many months without any revenue from real estate (for an agent that is full time. For those that are part time, then acceptable). Those agents that I work with ( quite many due to the nature of my YT channel), even for bad months, they still clock in some deals (1~2, rental or sale), although not many. Once in awhile, they'll be 0 sales, but definitely not for 5 months. As for having multiple income streams, the general idea, is yes. But before one pursue this, my personal opinion is that the main/other income stream has to be solid. Shouldn't diversify so many and have nothing that is solid/reliable. To this point and the example/scenario that you're quoting, that there is zero income from real estate when you're injured, hence, the need for multiple income, I think isn't really right. The zero revenue could be due to poor/broken system. I actually know of agents who clock in transactions even when they are away for long overseas holidays! Conditions are similar in a way, they can't attend to physical viewings or signing of agreements, but still have access to connectivity (internet). Similar conditions, right? Physically unable, but available online. Nevertheless, hope things get better for you! Take care. 💪

Just some 2 cents. 1. Create content that people are interested & want to watch 2. Improve the effort for your videos. You're creating 100 subpar videos with no edits, poor video sound and visual. 3. Provide value to viewers instead of thinking of using viewers to make money via advertisement, selling/ renting real estate/ sponsors 4. Work hard, dont keep thinking your time is so valuable. No, you're already not making money with whatever time you have, so all you have is time and no money, just work, do grab, do a rental that nobody wants at 500 commission (e.g room rental). work hard and do whatever it takes. That's my 2 cents, you can only have ego and be arrogant when you have resources, if you dont, just keep grinding and working hard. That's all I can say. Work hard and work right. Your mindset is wrong. Keep going like this and you'll have zero real estate income for the next 2 years and RM50 per month in online sales. You will give up like so many times before. Work hard, work right, be humble, All the best!

Then I received multiple calls from different agents asking to let them represent, and they want to put banner too. My agent friend warned that too much banner hanging is bad for sales. Is this true? Thanks for making the video. I’m going to give comments with the intend of improvement in your video making. First, avoid making the video a POV. More often swinging around the camera and walking around does not give a birds eye view of the presented area. It causes nausea. Get a tripod, its relatively cheap. Fix it at location which can capture the best view, then talk on the camera showcasing the area. Why? This reduces the POV view, gives viewers time to appreciate the overall area you’re presenting and with you in the view, gives a rough estimate how big of a area without you spelling the dimensions. Next, get a proper camera. The frame rate is terrible and choppy. We can see the video bitrate is also low. The phone is trying to compensate the low light shooting resulting in a skipping experience. If you’re on a budget, get a iphone 13 pro max used with large memory. They are relatively cheap and does the job well if you do not wish to spend a lot on camera. Moving forward, do prepare your speech and don’t go spontaneous. If you want to showcase the area, keep it brief and highlight salient points. This will keep your video entertaining. Walking around or showing the barbeque pit for 15 second isn’t appetizing. Facilities are dressings, the apartment is the star of show. Additionally, do be careful when using narrow and wideangle shots. Narrow shots limit what we can see, more often is used to highlight areas you would need attention. For example, showing signs, layout maps etc. Plus point of shooting with narrow shots are, details in video will be sharper. Visually its easy to estimate the sizes of the area because there’s no video distortion. Wideangle shots are great if you have narrow space and would prefer capturing large area. Fixing a camera with wideangle shot, with you in the shot presenting solves the issue of video distortion, giving a good visual representative how big of a room or area is. Do get a wireless microphone. This is very important for presenters. Your voice will always be consistent. Any noise other than vocal will be filtered out. We will be able to hear you clearly all the time. Especially when you’re in a narrow room where echo is apparent. If you’re going to present with another co host, get him or her a mic as well and keep the co-host in the camera view. We cannot hear the conversation clearly. I would avoid doing a duo tour unless it’s necessary. One presenter in view is enough. Video needs to be as short and concise. Lastly, whenever you’re in an empty apartment, do explain how a best possible layout could be in furniture arrangement. Keep it simple, for example, when you fix the camera from the dining area to show the living room, you in view can show where the wall plugs are, possible that’s where the TV going to be, then where the sofa is going to be, how big of a sofa size can be put in etc etc. this gives viewer some thinking and visualization. This is why a fix camera shot is more important than POV. Most showrooms tour will put in nice deco and furniture giving visitors ideal home feel experience. Bonus round, if you have a budget, get a drone. Its not necessary, but a drone shot can give a whole view of the building and its surrounding. Good luck in your next video.

Pidm huh? U know fdic, the american one, they can cover only 1 percent of all insured deposits. That means even if u keep rm100k in bank account, they can cover only rm1k in case there is a bank run on all banks. Tak cerita pasal commercial real estate lagi. Banks around the world have big losses on commercial real estate due to low occupancy rate. My bank balance including asb less than ten ringgit. This is how little i trust the banks. Rest in off grid assets. Forgot to cerita bond prices. Tank to the bottom due to high interest rates.

Ah those cold hard assets. Commercial real estate is also fragmented and not much data is available unless it’s listed like REITs. On the ground, it’s still very much the traditional tried and true rules. I did cover one commercial real estate on this channel but I spoke about rental. alot of your points were something i can relate and i agree, last time i followed a famous guru, nowdays u dont see him promote himself much anymore, i did my first investment property purchase, and few years in I would say what u say in a few of your videos are very much true. Thank god i was not greedy enough to do multiple submission and followed their advice. I heard most of the project that were recomended these days are going into lelong as well. I watched a few of your videos although your views may not be as much as the other property influencers. But at least you talk the truth about the property market these days.

Sometimes it's the things we miss that saved us from a disaster. In my case I was greedy but my income was not stable as salesperson so I didn't do multiple submission. I call those gurus the market gurus, they only very loud when the market is good and disappear when it's bad. However, I really do admire some of them for the longevity and also their ability to adapt and pivot to new business. As for auction, there's many factors for it to go to auction and multiple submission/cash grab gurus/property agents are just some of the reason. Many other reasons but ultimately, it's the buyers decision to pull the trigger or not. Thank you. I would like to reiterate that there's no "one truth" when it comes to investing. I just do my best to show everyone both sides of the coin. It's up to them to decide to proceed or not. Thanks for watching and I wish you all the best!

Nice review. The facilities as you mentioned are simple but sufficient, but the maintenance fees of over 40 cents might not justify it. Level 5 car park has a higher ceiling because it is one floor beneath the facilities podium, extra height are required for piping, transfer beam etc. If you head over to other parking floors would be much lower. Overall I would say it's a budget Sunway Serene.
