Schroder Real Estate Investment Management Ltd is either complicit or inept at dealing with complaints regarding a property where residents and leaseholders have been left with uninhabitable conditions. A building with a triparty lease has uninhabitable apartments and residents living in slum conditions. The building owner GRIF051 (a subsidiary of the Ground Income Fund PLC (GRIF) has employed Schroder Real Estate Investment Management Limited (Schroders) as its Investment Manager and Schroders representing GRIF have failed to take seriously or intervene within the scope of the Triparty lease (failing to enforce the repairing obligations of an intermediate landlord set out in the leases) to ensure the intermediate lease complies with its legal and statutory obligations. GRIF and Schroders have essentially left leaseholders in slum conditions with several apartments now uninhabitable, and do not seem to care as long as this index fund gets its ground rent. There is a need for urgent reform of leasehold properties and ground rents should be abolished so that investment funds who do not care about the living conditions of residents/leaseholders are prevented from taking significant funds from buildings where leaseholders are left with uninhabitable apartments or left to live in mouldy slum conditions. One resident recently affected by ongoing water ingress is a disabled person with Parkinson’s disease who also has respiratory and heart conditions. See the attached images of an example of a property within the property portfolio of GRF051 and ask if this is a fund you should be investing in.

The thinking on grid connection prioritisation is utterly flawed. Project viability by tracking progress is demonstrably not right, Norfolk Boreas would have met all criteria up to not making a FID! Similarly, large players trading grid connections is setting up the conditions to hold small players to ransom. All of the large generators have directed NGESO toward this (not surprising as it benefits them) but it doesn't solve the problems. Developers during the NGESO consultation ignored the only workable proposal, which was Variation 5, failing to identify that it only required a modified process (using the Balancing Mechanism to constrain.) Yes investing in grid is a no brainer, though relying on developers to evaluate what is a good project or not is as obviously wrong. The concept that "money talks" is ludicrous, yes, if the UK government wants to leave itself held to ransom by large utilities (mostly foreign, and largely state, owned) then fine, otherwise why would you? Having said that, this is only an issue if one of the "preferred" (ie the ones the large developers have advised are preferred) NGESO proposals is chosen. Alternatively if generation is just allowed to connect (as would happen with Variation 5) then it's not an issue as connections are no longer a commodity, can't be traded, and the system can't be gamed. Re CfD, developers enter into PPAs so never required fixed prices, it was only introduced to support nuclear. The lack of volume growth in the day ahead intermittent power markets show it wasn't required, and indicates generators who have CfDs may have PPA/market risk. If anything the CfD has been a barrier to deployment, supply chain growth, and innovation. The low Administrative Strike Price is not the issue, it's the auction based mechanism just as with the NFFO previously. On LCoE, developers' interest in lowering it is superficial. I find it hilarious the Tom references the 21MW vs standardised smaller turbines - RWE's chief engineer specifically asked me how our structure works with 20/25MW turbines! I get the problem, it's not really their fault they're having to deal with the CfD making large innovation and supply chain growth nearly impossible - but they're the ones not telling government it's flawed! Yes, it's best to fix the "bit that's broken" but when that is the auction process itself just changing that bit isn't tinkering, it's fundamental reform. Re "the UK is the best place to invest in low carbon technology" let's be clear, the discussion isn't about investing in low carbon technology but in low carbon generation. This isn't about investing in turbine suppliers, solar panel manufacturing, or innovative substructure manufacturing, it's about investing in low carbon generation plants which currently buy in almost 100% of the capital assets.

The benefit of saving in cash is that there isnt a risk to your assets. Investing in stocks and share absolutely come with risks and right now arnt really offering much more. Some will make loads of money but most wont. Just like in a casino.

With #COP26 coming up in GB, @StanChart must phase out of fossil fuels. Since the Paris Agreement they have channeled coal, oil & gas with $24 billion! The majority of these investments are in countries most affected by the climate crisis. It's time to #RaiseYourStandards!
