Amazingly, with taxes, mortgage, and insurance, someone needs to be making really good money. I am not sure the average person living in or moving to PSL earns that monthly nut to pay. There is chat about eliminating property taxes because of the way they are calculated are not up to par with the requirement of law. Another scam to be exposed. If I were to guess, within 5 years we will see the end of property taxes. But on a more positive note in the near future, Donald will return on January 20, this should begin the stimulation, particularly after he begins to taunt Jerome over at the fed. 38 days left before We, the People get our relief.

With just the regular rainy season, many homes are facing severe flooding-and this is without a tropical storm or hurricane in sight. Iโve heard that communities are desperately trying to control the flooding, but their efforts have been futile. If things are this bad already, I canโt help but worry about what could happen when a serious storm hits. What are your thoughts? This seems like a disaster waiting to happen. Thank you.

I have heard that some areas of Port St Lucie will flood a bit if they are hit with a lot of rain all at once, however, I hadn't heard about it happening in Tradition. Also, from what I understand, the water drains away relatively quick. As far as I know it was just the roads as well, zero home intrusion flooding. I think the drainage system works for the most part, even if there may be some flooding on roadways for a couple hours after a heavy rain.

i feel like thereโs a price discrepancy between new builds and existing homes. Existing homes prices need to come down because many have terrible floor plans and or are outdated.

@@BookerT1 there are always pros and cons for new build vs resale, it really depends on the situation. Some buyers canโt wait for a new build. Also, a resale may have upgrades that the builder doesnโt offer, or if they were to be added, it would raise the price well beyond the price of resale home. You also never know what a sellers bottom line is, so I encourage every buyer to make an offer if you like a house because you never know. Iโve had many sellers tell me that they would consider a lower offer but they donโt want to drop their price because they feel like they would be negotiating against themselves.

Issue 1 all 4 are in a HOA. NEVER purchase in a HOA unless you do not attend meetings, you only say hello to neighbors and NOTHING more, do not get involved and change nothing out side of the home, as you will get a threatening letter from the HOA commandos. Issue 2 on the final house, bad enough HOA, you have capital contribution. Issue 3, last two homes are in 55 and over - sale must be to a reduced market of people and FINALLY, issue 4. Bidenomics. If you think the country is screwed up, wait, it will be getting much worse. Remember this, NEVER BUY A CONDO OR HOME IN A HOA unless you have a personality that can handle it. You will be sorry.

What do you mean by โDoesnโt have storm protectionโ? House 1- Dated, but nice. The kitchen needs work as does pool deck and landscaping. Overall if it was reduced by about 30 grand I think you would get more interest. Being near a main road could be an issue for some. House 2- Near main road High HOA Cash sale I think the price is great. Kitchen isnโt bad at all. Lots of windows and higher ceilings. Bathrooms are dated. I think itโs a good deal for the right buyer. House 3- High HOA Roof will probably need replacing The built ins are nice Kitchen ok but appliances are older Shutters are nice Primary bathroom is nice This one would depend on a roof inspection. I think itโs priced ok though. House 4- Nice price Some fees I donโt really understand or want in addition to HOA Kitchen is old. Needs counters Bathroom dated as well I think for the money itโs workable. Nice amount of green space.

Thank you for sharing your thoughts on the first home. It doesn't have storm protection, meaning there are no shutters or impact windows. You would have to install them or just put up plywood in the event of a hurricane.
