social housing有好多類型。有啲冇乜要求,淨係要求年收入唔超過某數,不過相對地冇咁多優惠,要收市值租金8-9折。另外唔係你達到要求就可以申請入住,要council轉介,而且因為需求好大,要排隊同埋同人哋爭。點解仲咁多人爭住租?因為完全唔使擔心有人會趕你走,維修有問題唔會拖你,例如你同佢講你間屋發霉,即刻有人同你跟進幾日內搞掂。(利申:喺social housing provider做)

業主是跟housing association 簽合約。合約內容是業主提供物業,HA負責交租。HA放什麼人住,住的人交唔交租,交幾多租無關。
That’s a great question. You either have an earned income of £25k or over. Or you become a “professional landlord” where your rental profits ( from your tax return is over £25k ) There are mortgages out there that require no earned income at all. But they require you to be UK resident for the past 3 years.

They look at the director of the company. Basically same requirement with a personally name applies the director. If personally they can obtain a mortgage then it is likely the company can also. The flexibility with a company is that you can have many other directors whom may not have a share in the company.

Yes. You can choose to pay business rate (business’ council tax) instead of council tax. Actually it is usually less, so you will have savings.

Yes. It is deductible. Just not fully for higher tax payer (40%) but it is still fully deductible for basic tax payer (20%). Common misconception.

The statuary deadline for planning permission is 8 weeks. It is usually structured to offer a higher offer STPP. Or you can have an option to purchase that’s spans 3/6 months. No one will go into a deal without certainty you can do the conversion under PD or PP.
