when it comes to property, knowing the factors is one thing. knowing when and how it will happen is another. its not possible to time the market. no one have a crystal ball. its best not to take such risks unless one has enough finances to play this kind of leveraged game.

Agree with you 100%. Unfortunately, too many people try to time the market rather than take the time to get educated to make better choices. Property is not a get rich quick scheme and it's especially risky when you have limited finances.

It really shouldn't be based on a percentage because the property might be listed too high (most of the time), too low (quite unlikely), or at the market. A better way would be to have your agent pull up the recent transactions to see the comparisons and also look at the valuation of the property either from the bank or the valuer. Then factor in the current state of renovations and condition of the house, to come up with your offer price. How rare the property is will also play a part if no one is selling in the area but there are a lot of buyers.

Agree with you 100%. CPF interest is more transparent, you can just login to your portal and see the accrued interest. Plus the fact that it goes back to your CPF as long as its not a negative sale. Whereas bank or HDB loan, you just pay and pay and get nothing back but the priciple amount when you sell. With the current high home prices and interest rates, I can't help but be worried for our future generation.

2% interest rate is not realistic assumption. Now where got 2% so low. This make calculation not realistic too

As mentioned in the video, this was in 2012 and an average interest over time and not the current high interest rates which on started in early 2022. It’s easy to forget that the Fed was holding the federal funds rate at around zero as recently as the first quarter of 2022.

Price is almost the main factor for those choosing a 2 bed 1 bath. If you choose such a unit with a balcony almost as big as your interior, the negative factor is magnified exponentially.

There are a limited amount of own stay buyers for CBD area now so the demand will be muted at the moment. Many New launch condos haven’t made much profits and a bad layout will magnify the losses even further. But one day the area will have its shining moment. Just not today.

This is what happens when people go to a new launch and buy on impulse. They don’t even do their homework. Nowadays a lot of research can be done. Watching videos like yours, you can even watch walkthrough videos of surrounding properties on KZbin! The buyer here banks in on the fantastic sea view that will be the one churning in investment profit in the future. This is not investment - this is gambling cos he hopes for that single factor to be able to reap him money.

CCR in the CBD are having an especially hard time. Take Marina One Residences for example, 20 profitable transactions with the highest at $196,200 and 20 unprofitable transactions with the biggest loss of $562,000. Hopefully after the Greater Southern Waterfront is completed, these buyers make money after all. CCR in high demand areas like River Valley are doing ok. Martin Modern has 38 wins vs 5 losses. Some profits above $1 mil for the early buyers.
