I bought in Flowery Branch and love it!! Been going to Georgia since 1988 (family there) and finally made the move!! This is a great area to raise a family, low crime and plenty of work in Northern Georgia . You might not be close to a beach but you have lakes (Lake Lanier is awesome) but you are close enough (4-5 hrs) to Savannah, Hilton Head, Tallahassee, Charleston and even if you want some country music Nashville!! I just take long weekend trips!! I lived in NY and Florida and the cost of living in Georgia beats both of them by a mile!! I have the best of both worlds, inexpensive living with good weather and close enough to everything to enjoy life.

Please keep telling people not to move here. As a native Georgia boy, I'd sure appreciate it! Snakes, mosquitos, alligators, hillbillies, riotous black people and bearded rednecks flying garage door-sized Confederate battle flags from the beds of their over-sized pick-up trucks abound. At 11 million, Georgia has enough people. Move to Cali or New York or Michigan.

I lived in Dawsonville for a year in a new home a couple years ago. The area is very born and bred and unfriendly for north Georgia. I would like the other parts of N. Ga better.

Every time I hear "Dawsonville," I think of "Wild Jill from Dawsonville." She was a folk artist who lived in Dawsonville, and her work was at Matilda's art gallery on Highway 9 in Alpharetta. I haven't been to Dawsonville in quite a while. In the late 90s, it seemed underdeveloped to put it politely.

Dawsonville was much different in the late 90s. Back then, it felt like exit 14 (Hwy 20) in Cumming was the edge of the earth.

Looking to move up to North Georgia in a year or so, planning to sell our house here in coastal Central Florida (I will miss the Rocket Launches...) but we are TIRED of 10 months of Summer. I enjoyed both Ft. Stewart and Ft. Benning and liked Georgia. Lived up the road in Clemson SC but no plans on moving back to SC. We have family and friends in Cartersville, Blairsville, Blue Ridge, and Augusta (as well as Peachtree City - no thanks). Looking for a safe, family friendly small city with the basics (Target, Publix, at least a couple of decent restaurants - nothing crazy). Will probably reach out when we get closer to the Target date, I have a house AND a 55+ Condo to sell and have my older son finish HS before making the move. Hopefully we'll find something nice for under $700K

Great video and good points for sure. One comment about pictures and videos, in the absence of video to help show the flow of the house, it's helpful when the pictures are uploaded in a thoughtful order that walks you through the house. When pictures jump around the various rooms of the house, those looking at them have to work at figuring out the flow.

A couple of things…there are some excellent grocery stores around Free Home and Jasper. Talking about flying, Cherokee County Airport is not far away. Social gatherings and people in general have increased substantially in 2024 along with new construction.

Hanna,ga 1400 feet up looks like a German town,snow a dusting, 1000's of miles of trails, traffic is a bitch so around there plus it's a college town...get land with a hill there is gold in them there hills.

my dad worked there when it first opened up he helped to build the place from the ground up i was a baby then after it shut fown we went there a lot he showed me everything and told me about everything that went on there its a dangerous place people needs to stay from there they put up chain link fences to keep people out theres deep holes covered over with debris you fall in there you could die that place is full of copperheads, water moccasins, and rattlesnakes not to mention radiation !!!

We moved to Jasper, GA approx 3 years ago and are very disapppointed with the area. Drinking water is poor quality, no enforcement of residential zoning codes with businesses being allowed to operate in neighborhoods in violation of codes and many properties are in very poor condition (No quality of life inspectors for the county). Gunfire from residential properties is not enforced by county sheriff, no immigration enforcement and trash on the roadways. Court system is very ---Good Ol'boy Ruled. My experience says AVOID JASPER-Pickens County.

My wife and I bought a home in Alpharetta, GA in 1993. About 20 years ago we looked further up in GA for a piece of land. Everything we looked at had either a major downside or an element of deception. We liked one property for example and I did some research. The land was enclosed or circled by property owned by one family. We got a phone number and called a family member. She told my wife the property we were interested in was stolen from them by a bank and they would make any buyer's life a living hell. Another 5-acre property had a gravel driveway leading up a steep incline to a building site in a beautiful area. This was the lot we settled on but someone else beat us to it. During that time we got to know one of the neighbors. He told us later that the buyer of this property was stopped cold by the "Mountain Protection Act". They were unable to build up on the rise and there was not any other suitable place on the property to build because of a septic issue. I have several other similar stories and we just gave up. Hopefully you have better success than our agent had.

I live on 3.75 acres of prime land in the Trackrock area of Union County, Ga. Primarily due to the price being driven by Floridians, this place has more than doubled in value in the last 6 years. A former alpaca farm, this land is fenced and cross fenced with barn and small 1,000 + sf house. Paid 165 K and now valued at 362,900.

Seems expensive for such a rural area but I would imagine flat land comes with a premium. We just returned from a week in Ellijay. The views are great but I don't miss the steep sloped, norrow roads. We probably would have went out to eat in the evening but I did not want to drive up to the top of Walnut mountain in the dark. I know people get used to the roads but I also know driving skills decline as we age so not so sure a mountain top house is a great ideal for couples in retirement. I watched some of your video to get an idea of the area.

Are prices coming down off the peak of 2023? I'm with KW in Marco Island, Florida and our peak was April 2022. I hear over valued properties in Atlanta (my home town) are coming down as inventory moves back up toward pre 2020 levels?

We are seeing a lot of price reductions in the Metro ATL and North GA markets as of October 2024. Inventory has increased drastically in some locations since 2023. (Forsyth County inventory up close to 100% and Dawson County up close to 50%). Definitely dependent on the specific area, though.

Hard to say since I'm not a meteorologist, but I do know that Asheville received record amounts of rainfall in the days prior to Helene arriving, which had a compounding effect. What about the areas of Chatsworth? More reasonable? Not going to find much of a 'Cabin', but a nice home with a rustic interior, with 2+ acres for a homestead farm. What about the area of LaFayette? Is that still considered North Georgia? NW, in Walker County. Do you venture that far out? Thanks
