When was this added to the code? My roof is only 6 months old. The off-ridge vents leaked like this when Milton passed through Central Florida.

Both. When this video was made it was limited to tile roofs. Now it's required on all roofs where these vents are used.

After I watched this the first time some questions arose. I am wondering if using these elevated battens will cause broken tiles, or battens if you walk on the tile. Also, as I watched, I noticed that the cap, ( or what exactly is that?) was stapled in the center. Then you said you secure the batten to the roof by driving, or screwing, a nail or screw (?) the through the center of the cap. Do you secure at each cap when you install the batten? I've just made a few nice battens out of redwood and I am collecting a lot of appropriate size caps I will put on with a staple. It looks like you placed them about 18 inches apart?

I didn't know these existed until I visited a local roofing outlet today. Actually, it is ABC Roofing that I visited and they're within 10 miles. Cost is under $15 per bundle which is for one "square".

First I spoke to a person named Doug , (ABC), who told me about the elevated battens. When I went back to order a bundle the staff there didn't know anything about them. Yesterday I went out to my wood pile and pulled out all the old redwood scraps and cut a big pile of battens, and I'm saving the caps I will use for "elevators". Now what to do when I talk to my contractor about the rest of the 2 K sq ft house. What will be the cost , and I wonder if there is a calculation for how many to order or make. Aug 7 2023.

I had new off ridge vents installed on my reroof after Ian. It has the baffle but the installer covered the interior hole with GAF hydro stop fabric. My attic is very hot now. Is the fabric hindering air flow out? Should I remove it? I am worried because my attic seems very hot now and I think the fabric is not letting the hot air out fast enough. Not from you guys but another roofer did this. Thanks for any help

If the roofer simply forgot to cut the vent openings, you shouldn't have an issue cutting them open. Push up on the underlayment from the attic. If you feel solid decking, do not cut. I'm sure you have a warranty, perhaps consider calling back in the roofer to fix it correctly. If you'd like for us to help, we would be happy to if you are located in the Southwest Florida area.

Good afternoon , We are in the process of installation of Polyglass TU MAX. I will like to know: 1. If the material can be installed directly to the plywood. 2. If the valley can have air pockets. 3. if it is necessary to use nails in every single stripe of Polyglass.

1) Absolutely, this is our preferred method. 2) If the decking does not match up evenly, there could be a small vapor zone. We don't want any gaps greater than 1/8". 3) Depending on how steep the roof is, Polyglass requires "back nailing" the overlap seam. We recommend every 6" OC.

We are receiving questions about tile removal. We only need to remove tiles if we are replacing the vents. We can apply the baffle without remocing tiles to existing vents.

Are these vents recommended for 5v metal roofs? We had a roof installed in March of this year and they installed these vents without the external baffle. On my detached garage roof they positioned the vents directly opposite each other, needless to say we took in water from Ian. I can't believe these passed inspection in Charlotte county.

Thanks for the reply. Are they supposed to have an external baffle and what about positioning them in the same rafter bay on opposite sides of the ridge? We're a little dissatisfied having leaks on a 6 month old roof when our 15 year old one didn't leak a drop.

@@timkibe4350 We typically install the vents on only one side so you don't get blow through. Either way, adding this baffle will prevent the issue from happening again. You would need to add to both vents as it's impossible to know from which direction the wind will blow.

@@timkibe4350 Well first thing, I have a shingle roof. Second, I found out that the baffle is (was at that time) only required in what they call a high velocity hurricane zone. (HVHZ) That was only in Miami-Dade and Broward Counties. Mine were letting water in during normal rains. I removed the off ridge completely and installed a full ridge vent. Most of my neighbor left theirs in place.

I discovered another leak today in a spot that they repaired so I'm waiting for someone to get back to me. Charlotte counties building inspectors are a joke, never went on the roof.

When was the code changed do you have a approximate date I’m having leaks and my house was built in 2021 mine doesn’t have the baffle, but majority of the houses in my neighborhood have the baffle. To keep water from coming in.

The code changed a few years ago after Hurricane Irma. Vents are either sold with the baffle or added after the fact as an attachment. Not all building departments are enforcing the new rule, which is why so many new roofs still have the old-style vent. The new style vents can be purchased at TAMCO metal products in Tampa, FL.

I have the older, non-deflector/baffle off-ridge vents. Have had to rush into the attic during a couple of hurricanes to block them off due to side-driven rains. I want to retrofit my vents with a baffle, but I can't find them at the home improvement stores, nor is there any mention of them on the internet. Any suggestions on where I can find an upgrade kit without having to tear my roof up and replace the entire vent?

Why wouldn't you just take all the tiles from one section to replace all the broken ones all over the roof then just replace one section with new tiles? He is saying change every section that has a broken tile which means an entire new roof?

Great question! Florida's Building Code has a requirement that not more than 25% of any one part of the roof can be worked on without replacing the entire roof. Therefore, if we have broken tiles to repair on sections that total more than 25% of the total roof, the entire roof must be replaced and brought up to current code.

I think the video is badly elaborated because according to the video, you have to install the entire 1 and cut the 2 3 4 line but from the same type of shingle and with which you started to continue with the entire line left to right with the same type com the one you started. But in the package they do not come like that, only one type but 3 different types of shingle so the design they present is not what it looks like. And I would like you to explain with the 3 different types that there are.
