Buying my first house EVER, doing a MAJOR renovation, moving in, finding housemates, refinancing, starting a 2nd renovation, Harris becoming President of Toastmasters, some other stuff I'm forgetting, and even learning how to KZbin, all in a few short months! No poopface mcnuggets. I loved your guys' advice to prioritize space over finishes. I spoke to a contractor who came by the SFH I'm looking at this morning, and he quoted me really reasonable prices. $3k to add a small shower, $2k a piece to knock out some unnecessary walls, even $5-8k to add a raised back deck. With those additions and an aggressive offer, the bigger more dated option starts to look like a great opportunity. Buy for 660, spend 25-40, and hopefully get appraised at 800 sooner rather than later

Poop face!!! (I love Harris 😂) BOOM!!!! There you go! I love that you're taking action and jumping into it. 660 to 800 is a really, really nice jump. The one big thing I learned is always, always budget for going OVER budget hahaha. And walk through with multiple contractors. We're about to start on Harris' house soon and have had 2 quotes come in, one at almost DOUBLE the other! 😲 Expect some videos on that journey soon!
