someone won a good acre in downtown los Angeles of a Oil Drilling plant for $500k last Los Angeles county auction for $500,000. The Property I am assuming is worth $20 million. You can google the address - Nasco Petroleum - 1325 S Broadway, Los Angeles, CA 90015 I am thinking that property in itself is $20 Million plus! But with that said wouldnt the new owner have to spend millions to bring it to code? Seems crazy but feel like there was a ton of liability in that property because Los Angeles County is trying to shut down the last Oil Driller in downtown Los Angeles. Let me know what your thoughts are!! Would love to discuss.

I bid on this site auction for vacant lots in Riverside County California and won 3 lots. All are vacant undeveloped land over 2 acres that’s my area of interest. Riverside County is large from the coast to the east border of California/Arizona including the salton sea where one of my lots is located on the eastern shore, 2.5 acres my bid of $1500. Won. I won a 5 acre lot in a huge wash near Aguanga for $3500. Difficult to access but promising. Finally a lot of 3.49 acres in a private gated community with an HOA that charges $125 monthly for security per lot! This is the kind of due diligence you can only find by visiting the lot personally.

Questiion, when you purchased the lot in the HOA, what can you do with it? HOA regulates what you can do to it specially in a gated community. I suppose you could build the exact spec house of the others in the Community but your limited? The reason I ask is because there was a 2 acre lot in a gated community in LA County that went up where the houses are in the $1.3 mill range but it was where the community benches were and had a small parking lot and 3 community BBQs for $30,000. I feel like the owner of that is now going to get a glorified picnic area and is stuck holding a lot that is unuseful, or they could build one of the spec houses that was built in the early 2000's but who would want to do that?

If I purchase a vacant lot tax deed and the property was demolished am I responsible for the demolition costs and the nuisance fees?

If a structure was demolished by the county in response to code compliance violations the owner failed to address, then yes, demolition costs would be added to a code compliance lien. But for a tax deed buyer to be responsible, there would have to be a code compliance lien recorded against the property. A less likely scenario, a demolition company hired by the owner could file a mechanic's lien against the property, but that would also have to be recorded.
