Hello, I am in the process of buying 5 student properties in Liverpool. Values are: 162k(house), 108k(flat), 180k(house), 162k(house) and 105k(flat). These will all be brought through a LTD as investments, can you please tell me what stamp duty I would pay? Do I pay the 0% as all under 500k or 3% additional dwellings rate? As the person with the management responsibility for the property as you have taken on this responsibility by leasing the property, it is you that is ultimately responsible for obtaining the HMO licence and complying with all the HMO regulations

Definitely. Getting a mortgage in a newly formed company is a very simple and similar process to getting the mortgage when you are buying in your personal name. More and more lenders are modelled to take on business in this manner since a large shift of lending has gone to companies, what with property investors forming companies.

House prices are ridiculous in Surrey, flaming ridiculous, I have lived here all my life, saved thousands since I left uni in 2008, saved at the same rate house prices have gone up, effectively I am no closer to buying a property around here than I was 10 years ago, I need a house price crash otherwise I am moving to ruddy Plymouth where house prices are much lower.

A house price crash is unlikely. Many feel the pain and are being pushed out. The only example I can see of cooling prices is if the UK were to take the same action New Zealand took. Which is to eliminate all overseas buyers. Thus, you must be a resident of the UK to buy and you would therefore stop the Hong Kong speculator buying up 10 flats, to never live in them.

Thanks for spreading this message. Most people are too naive to know how this affects even their lower-priced homes (trickle-down effect/mass-exodus of the affluent into more affordable areas, while the rich foreigners are only leftover in the most desirable neighborhoods). Hopefully the USA can be next, to enforce a ban!

the so called housing crisis has been caused by uncontrolled migration , no other factor is present ..dont make up factors that do NOT exist ..no one wants to live an hour away from work , but they are forced to not because they want a garage or a larger garden ..they dont in fact get a useful garage or garden , no they are ethnically cleansed from their home areas by feckless pointless migrants who in turn destroy the area to the extent that when people do move back they call it "gentrification!"!!!! if we removed the million or so refugees who could return to SAFE countries and deported criminals rapists and murderers , if we stopped migration form countries without specific skills instead of a million mini cab drivers and kebab shop workers we would have a SURPLUS of housing

Well - the UK has stopped the migration now. Let's see how that is going? Seems they are now crying for the workers to come because nobody wants to do the jobs.

Of course you are right. IT really comes down to - whether there is the demand for "hundreds of homes". Because hundreds of homes in certain markets - is simply not enough. In some markets, thousands of homes are needed. Of course, it is wise to drip feed those homes into the market. To give you an example. A development of say 600 homes, might be completed over 5 phases, with homes completing at various stages over a two or three year period.

I've found that when I sit 10 property investors in a room, you'll find they all have different requirements - they'll always have slightly different requirements. A good investment or a deal for one might not interest the others. I notice that many of your areas are Southeast-centric, where we find yields are lower, but there's a speculation on capital improvements. We tend to go for a mix of capital and income in our East Midlands properties.
