I have the same size that my dad and I are making it into a Tiny House for myself. They layout is totally different. We bought a used one for 9k cash, and building the inside with refurbished and 2nd hand materials if possible. Rent is way to expensive. I wanted to live rent free. Its been a process.

In Texas we don't measure from the eaves. We go off the floor. So the floor is 10x30 inside measurments are 9'5"x29x5"

The second bedroom door should've been either in the middle of its current wall or closet to the front door. That way you could've expanded the kitchen cabniets on that wall which the living room and kitchen are on the wrong sides. They should be switched around Secondly, the bathroom has a lot of wasted space by the toilet and that layout of the shower, toilet,and sink are wrong. The toilet should be on the side of the same side as the door, not in front of it. The sink should be where the toilet current is shown and it should be a pedestal sink or a floating sink. That would've left the entire wall where the shower is free to actually have a tub shower combo on that wall. Third
