As a e-commerce business owner with a multitude of private label brands selling in the US market, it’s great that there are options for me to produce and import into the US. Despite the tariffs it is still favorable to produce consumable goods from China because of established networks, MOQs to test demand, favorable EXW, FOB, and DDP pricing, and shipping agents who provide real time data to track our shipments.

I was always taught that my home is NOT an investment - it is a need and a sunk cost because it cannot be liquidated. As such, it makes most sense to have a cheaper home, and save the excess for "real" investments that will yield a return that can go towards retirement needs. I cannot understand the Singapore mentality about "getting rich" by upgrading. How can a person "get rich" by selling their home at a profit, and then sinking that same profit into another, more expensive, home? This "investment" can only provide real money when you exit, and you cannot exit your home in reality, unless you are heading to a nursing home. Perhaps the "investment" component represents an investment that can eventually pay for your nursing home expenses?

Sorry but this guy really does not know finance & economics, and more social science focus. Our HDB is not just subsidized public housing like other countries, but for nation building - promote home ownership & community. Therefore by design must create asset value. Something LKY learned during riots in 60s when people carry their bikes up their homes to protect them. He is idealist, too academic with no solution. If want to recommend, then give some examples elsewhere how those ideas can effectively realised, present or past. Every policy always have different impact, positive & negative, just weighting the priorities.

Prof’s insights are very refreshing especially when he reminded us of HDB’s original purpose. Keeping that in mind, the govt can just come up with a solution. Any profit from HDB flat, just lock them up into RA. It’s aligned with the purpose of CPF for retirement and that same profit will not contribute to the private property bubble. This will remind flat owners not to speculate on their home and to afford a condo only if they can afford with their own money without profits from selling a HDB flat.

Businesses find it increasingly difficult to operate given mounting costs. Still, sustainability has taken center stage, and sometimes, it feels a bit jarring. As SME bosses, I think we can do our best to be sustainable, but some business realities cannot be discounted; there will be an impact on our bottom line.

Prof chua is very very impressive; super articulate and perfect in his delivery. No wonder he is a "emeritus" professor. 😊. When you listen to the information presented by our mps and reps from hdb during parliamentary sessions, you wonder why dint the pap engages this professor to train them a thing or two to be sharp and compelling in their deliveries !

this professor is not bad but he doesn't know a lot of young working professionals pay is 8 to 40k per person. Tech, Law, Finance, Healthcare (Doc), top performing entrepreneurs, agents of all kinds, salespeople, aerospace, pharmaceutical, etc. Various industries earn 5 digit per person. One couple 20 - 40k + I personally know of many. Plus bonuses and investment passive income. What makes him think landed / condo unaffordable LOL. there's a reason why housing prices are rising, not just from foreign demand which has been dampened by ABSD 60% but local buying power. look at Chuan park and EOK, easily first week 76% sold. he think we young prof struggling or can't afford is just based on MEDIAN income not mean income. he's out of touch thinking ALL young professionals earn 3-5k per person. At early 30s most of my friends are 8 to 40k (rarer) active income. not included bonus nor passive investment income. many of them buy landed 3 to 4m he say dont try too hard LOL jokes. haven't include potential family generational wealth.

If u look at HDB flat price chart for period from year 2011 till year 2021,, it is seen that HDB flat price had been stagnant or dropping slightly for 10 years from year 2011 till year 2021, and was world's worst performing asset compared to stock prices and property prices around world. During this 10 years from year 2011 till year 2021, world stock prices and world property prices in other countries have doubled or tripled . The stagnant HDb flat price for 10 years from year 2011 till year 2021, was caused by non stop Singapore gov cooling measures for so many years . Everybody who own Hdb flat from year 2011 till year 2021 suffer huge financial losses, due to Hdb flat prices not moving for 10 years as inflation eat away value of Singapore $ , and furthur losses for Hdb flat owner due to bank mortgage loan interest and even more losses for Hdb flat owner due to loss of interest money in cpf account money being used to pay for flat , instead of gaining cpf interest, so total losses for Hdb flat owners for those 10 years is about 40% to 70 % . Hdb flat prices finally broke out of 10 years channel , from year 2021 to year 2024 for 3 years. Hopefully hdb flat price does not again go into another 10 years stagnant phase, and cause Hdb flat owners another 40% to 70 % loss for 10 years . Also ratio of median Hdb flat price to median household income for Hdb flat is about 5, which is among lowest ratio in the world, meaning that Hdb flat is among most affordable in world, due to the high income in Singapore . The rise in Hdb flat price for period from 2021 to 2024 was due to artificial suppression of HDB flat price for previous 10 years. This is equivalent to situation of spring being compressed for long time, and then finally allowed to spring up

Ratio of median Hdb flat price to median household income for Hdb flat is about 5,which is among lowest ratio in the world, meaning that Hdb flat is among most affordable housing in whole world, due to the very very high average income in Singapore . The rise in Hdb flat price for period from 2021 to 2024 , was due to the previous artificial suppression of HDB flat price for previous 10 years, due to non stop cooling measures. This is equivalent to situation of a spring being artificially compressed for long time, and then finally allowed to spring up. So once the spring was allowed to behave naturally, without being artificially forced down, of course the spring will go back to its natural length . By the same logic, after 10 long years of artificial suppression by Singapore gov , to try to force down HDB price against its natural price rise, Its not surprising that the prices of Hdb flat, are finally going upwards , towards its natural logical price, since the current prices of Hdb flats , are too low, in terms of price versus average median household income. Obviously people who currently don't own any Hdb flat will grumble, while in previous 10 years when Hdb flats did not move but was stagnant for 10 long years, the grumblers were the Hdb flat owners .

Due to inflation of 5 % per year, a Hdb flat worth S$1 million today , is worth only S$231,000 , in terms of value of Singapore $, 30 years ago, because inflation has eaten away value of the Singapore $ , where every S$1 in year 2024, is now only worth S$ 0.231 of its value 30 years ago . So people should stop grumbling , about price of Hdb flat . Compared to Usa stock prices, all the people owning Hdb flats , are suffering huge financial losses, if u take into account the fact that value of S$ today , is much weaker than the value 30 years ago

It's not specifically "preparing for layoff" that is needed. It's more of preparing for financial independence from the get go of working life, plus having the mindset that you are not indispensable from your company's perspective, which really helps a lot in getting over the pain of a sudden layoff. It won't be painless, but it will be much better vs if you weren't prepared at all.

Starting next year jan 2025, Special long term pass for foreigners will be entering sg to work primarily for now for hawkers as assistants. I expect these may moonlight as food delivery riders competing and reducing some income from local riders. The more illegal workers the less locals earn and the lower their fares can be and the lesser their benefits, if any, they can get.

food delivery riders caught in that situation will only have themselves to blame. it's on them for not protecting their own livelihood by continuing to depend on an easily replaceable/low barrier to entry skillset even when its clear that such jobs are far from an iron ricebowl and easily disrupted.

This is a very good video, thanks. I think what is not really covered and is very common in the market is laying off of middle aged workers. I was layed off when i was 49 yrs old. At this age, it is extremely difficult to find employment. True, exposure and reputation are important. But the ones who do get a job fast after laid off at 50 are a very small minority. One advice after experiencing it myself is to develop your own personal skillset, something that you are good in and can stand out amongst everybody else. It may not be something that you like. With this skillset, you can then use it to find another job or, use it as a side hustle, or start a business with it. I think this is what's really lacking in our workforce today.

@LonganLee I see a lot of folks going to skillsfuture for training but didnt use the skills taught to get employment. One of the feedbacks is they do not gain satisfaction from the new role. Most of time, it's not the lack of training, it's the choosing of the right skill that suits a person in terms of his or her talent.

While this elderly uncle makes valid points, he has some flaw in thinking too, like many. 1. Comparing singapore with other country is never a fair thing. For a start, things are different between countries so the fundamental basis for comparison is already unfair . Of course layman can and do compare countries. But thats at layman level where they speak loosely and not necessarily Intellectually. Are foreign leaders paid higher than sg leader for the same position? I have yet known one. But you can correct me if day you can find a foreign MOT whose official salary is higher than sg MOT, for example. 2. A layman will then ask me, then compare with what? Compare SG today with SG past. This is the fairest way. If compare with other countries there is no fair basis to compare strictly intellectually speaking. Many will not understand this. If say HDB is affordable, you can say this is true and also untrue because english is ambiguous. When most people talk, they talk with bias. Thats why they do not see the flaw in their logic. Pricing of BTO is what made the prices so high. Then its also how they can say the subsiding is a lot. You see what i mean? HDB flat has its good side and bad side. But people are nurtured to see the feel good side. They are mentally biased due to social engineering their whole lives.
