Years ago it was okay to sell the house for lower then fair market value during foreclosure and especially during a short sale. The debt was forgiven and the it was a buyers real estate market. Today, we want to sell the house for as much as possible to minimize the debt and most importantly to walk away from the sale with equity in hand.

Grew up in Sharrotts Crossing III. 26 years of my life, very nice neighborhood. Back in the early 2000s the community was thriving. A lot of us kids were always out and the adults always hung out too. Used to have block parties every year too! Highly recommend anyone to move there if they can Fun fact. Every Lane is named after a tree and the shape of the community is a Roman Numeral 3

It is a very nice neighborhood. Yes, the block parties were lovely as well. They have not done them for a long time since. This past summer Darnell lane had a block party. And if I am honest, it was not the same. Each house had their own table, I did not see any entertainment for the children. Sad how things changed. Those were the days.... Thank you so much for chiming in. I really love to read the comments. I hope you are happy and well in your new neighborhood.

If you’re considering buying or selling a home in Rossville, now is a great time to act. For buyers, it’s essential to come prepared with a pre-approval-not just a pre-qualification-to strengthen your offer in this competitive market. Sellers, on the other hand, can take advantage of the current demand to secure offers above asking price, as long as their home is priced correctly and marketed effectively.
@EsphirPopilevsky

It is one of the most important things to accomplish. Listing your house at the right asking price on the onset is what will determine the final sale price. This step must be taken seriously and with great detail and attention. No marketing of any kind will help if the price hasn't been set correctly.

Yes cashflow is VERY important BUT if your tenant is moving ALL of his relatives in from local jail you need to 1)Be aware of illegal squatters of your property 2)BE EXTREMELY diligent to push back on those tenants who insist on putting 12 names on the mailbox you supplied If arguments/fights startup on too-many-tenants dont be afraid to EVICT those tenants Be DILIGENT about replacing old /dilipidated appliances or infrastructure components I went away for a brief vacation in August and I learned that my tenants are too stupid to use Zelle to transfer rent money

I wonder what states are operating in? Here in NY it is absolutely terrible. I have a client we are trying to close on the sale their tenant occupied house, they haven't paid rent 9 months and counting. Court is postponed numerous times. They are telling me that based on this experience they will never buy an investment property in NY.

A behind closed doors conversation navigating the NEW Buyer's Broker COMMISSION Law. It is challenging for buyers and real estate agents as well. Buyers are used to having professional representation by their real estate agents, changing the rules and adapting to the new rule is difficult for everyone. We are happy to share the conversation we had behind closed doors navigating this new buyers broker commission law.

My last home I bought was a foreclosure and the only issue with the house was it was only discounted 30% below the inflated market. I may be in this house a long time once the bubble pops and prices fall 50% or more.

Foreclosure used to mean steep discounts. I have always bought foreclosures and as soon the housing bubble pops i will buy again. The real problem is the radical spending programs that inflated the price of everything.

It can be very difficult to catch up on missed mortgage payments once you fall significantly behind. Explore all options, including selling your home or negotiating with the lender. Act early if you are facing foreclosure. Don't hide from the situation out of embarrassment or fear. Reach out for help from banks and real estate professionals, You likely have equity in your home even if you are behind on payments. Get a professional valuation and payoff amount from the bank to understand your equity position.

One of the most significant issues homeowners face when behind on their mortgage payments is inaction. Many hide out of embarrassment, avoiding conversations with their bank or with experts who could help. This hesitation can worsen the situation, making it harder to catch up on missed payments.

It’s never too late until it’s over! The problem is there’s too many scams out there that are trying to pray on homeowners that are facing foreclosure, and some of us, the genuine people who thrive to help others and reach out with one goal in mind to help, are not being contacted. If you are a homeowner facing Foreclosure, be careful but do reach out and seek for help. So the bank thinks they own the note they really don't you still own the note because they owe you money all the money back that you they double dip they but they they charge you to pay for the mortgage plus they got cash for it already and they have cashed in your mortgage so many times selling your note. I went down to and looked I went online and looked up the registry of my deed and there's like 10 other people that that are on my deed for the first 10 years that I owned the house like they're down as owners or whatever and I was owning the house

Well do you know that when you sign for your mortgage that that signature on your promise note it has a value. It has enough of a value where it will cover your bargain. So they take it cash it in get the cash pay for your mortgage loan and then add interest to it. So that means you're giving them 25 so you're giving them $250,000 because you gave them your signature on a promise there's no and that's what it's worth and then you borrowed $250000! Your bank doesn't have your permission to cash your your note in for one they go and do it on their own and they just lend you back to your money your own money and charge you interest. Without the mortgage and their intent is to harm you

@@EsphirPopilevsky oh I just found out a whole bunch of things by reading my bankruptcy statement from 2017 it said that they exempted $58,000 of my mortgage is exempt so when the new so when I got through the bankruptcy the new amount due on the mortgage should have been less $58,000 so it was $85,000 balance I should have been less $58,000 is my interpretation of this. So they're still recording when I bought the house in 2005 they're still recording what my original loan was there now saying that my next payment is due in 23 or 22 instead of 24 they're they're changing the dates on my payments I'm going to definitely on a file bank I'm going to file on them I'm going to take them to court then it was right after I talked to Freddie Mac that the servicer put me on TransUnion as a charge off and late for a payment and I'm already been discharged from that loan That's illegal what they did so I got a bunch of s*** again I'm going to travel and get a camper van and travel I could do whatever I want in my house they can't touch it
