Loved your video, you have storytelling, show insight, and excellent sound. I just joined KW Keller Williams in South Africa. My speciality is agricultural land, specifically big game hunting ranches. I've made hundreds of listing videos (here on KZbin). I got loads of new ideas for my listing on 23/08/2024. Do you employ a scriptwriter (or copywriter) for your videos?

This video started off ignorant "Woodframe Homes" aka ALMOST EVERY HOME IN THE U.S. So this video says "NEVER BUY.." the home in the latest subdivision built next week, the home built 100 years ago that is still standing and in good shape, the run down house you could buy to restore and live in go save money.

You may want to actually know how Zillow works, you buy a zip code and you get the buyers looking in at area. You don’t give Zillow 40% 😂 once you buy the lead all profit is yours to keep. You pay a large fee for the zip code up front buy all commission is yours to keep you don’t give Zillow a dime of the commission. Been buying for 8 years make over 500k a year buying their leads. Just wanted to give you the actual facts of how it works so you don’t put inaccurate info and make yourself look like you don’t know what your talking about

Again that is not the primary way Zillow sells their leads. The vast majority buy the zip code for a fee and that’s it. It’s expensive but you don’t pay per closing it’s approx $900 per month for 12 leads. What you do with those leads is up to you. You DO NOT pay a commission once You buy the zip code. I’ve been doing this for YEARS and earn 500k +. The program you are referring to is a VERY small portion of

Purchased my first home here in Coral Springs in 1985.. Brought up both of my kids here. They are 15 1/2 years apart, yes, lots of Coral Springs schooling. As a retired builder, GC, built quite a few projects here. I came here for the family style living, as it was my best choice to bring up kids. Back then there was only 50,000 people, it was an wonderful rural town... I was a part of building & watching this town grow, watching the roads get built, including the Sawgrass Exprwy & the homes & businesses grow. My daughter owned a business here, but now she's a housewife. Yes, its more crowded, but I'm still here with my family, my mom, my kids & grandkids are all here. & thats my Coral Springs story.. 😀

If you want to bring an agent - pay for it yourself. In addition, majority of agent’s “work” is just calling up their HOA/NAR buddies, which shouldn’t be payed in percentage but rather fixed cost at each deal.

@@homesbycusi then don’t buy crap that you can’t afford😂. Market prices would be so much better if people didn’t try to finance every minute aspect of their life, and aiming for things they can’t afford

@@v1adio779the economy is built on debt and credit. 96% of every dollar spent is borrowed money and this fuels our economy. I don’t disagree with you to buy what you can afford BUT that’s not always the best answer nor what will happen. What will happen is that these buyers will simply buy with their agent elsewhere and that means less offers for sellers. Not EVERYTIME, this is a bell curve like everything else yet more than enough times this will occur. Either way, it’ll be an interesting ride until the new normal is established.

As a buyer, I’d like listing agents to show their listing and buyer agents to work for a flat fee and/or percentage of how much they negotiate the price down.
@homesbycusi
@homesbycusi 4 ай бұрын
I can appreciate that. What about situations where it’s a bidding war and the role of the agent is to get the property at the price that wins the contract for their buyer at the price the buyer is excited to pay? The point, the value is not always the price. Many times the value comes from other terms and situations which do not begin nor end at contract. If the only value a buyers agent provides is a reduction in price then I’d advise a buyer hiring a professional negotiator for a flat fee and then doing the rest themselves. We know that’s not how it works, however.
@SC-sh6ux

@@homesbycusi good question. This buyer would NEVER enter a bidding war! Ha! If it is the right house, but at the wrong time (because of bidding wars) then it is NOT the right house. I can’t pay anyone to fix that!

Zillow Contribute to the Housing Affordability and Inventory Crisis! Zillow has been regarded as a guiding light, offering home seekers a digital haven to explore properties with ease. However, beneath its friendly interface lies a more troubling narrative-one marked by past actions that have significantly contributed to the current housing affordability and inventory crisis. At the core of Zillow's controversies lies its ill-fated foray into iBuying, a practice where the company purchased homes directly from sellers, often using its proprietary Zestimate tool to evaluate property values. The Zestimate heralded as a revolutionary home pricing estimator, has come under fire for inflating house prices, thereby exacerbating affordability issues. This artificial inflation not only distorts market dynamics but also perpetuates a cycle of unattainable prices, leaving aspiring homeowners stranded on the sidelines. Moreover, Zillow's iBuying misadventure had more insidious consequences. When the venture failed to yield the expected returns, Zillow hastily offloaded its inventory of properties to investors, who subsequently converted them into rental units. This mass conversion further diminished the already limited housing inventory, placing additional strain on an already fragile ecosystem. Beyond its iBuying debacle, Zillow has been contributing to market manipulation. By wielding significant influence over online property listings and employing opaque algorithms to determine home values, Zillow has played a pivotal role in distorting perceptions of market trends and pricing dynamics. This manipulation not only undermines the integrity of the housing market but also perpetuates a cycle of speculation and volatility that erodes affordability and stability. In light of these revelations, individuals must engage in the housing market and exercise caution when relying on Zillow's services. Rather than navigating the treacherous waters of online listings and estimations, prospective buyers and sellers are encouraged to seek guidance from trusted local brokers and agents directly. By bypassing Zillow's platform, individuals can ensure a more transparent and informed transaction process, free from the shadow of market manipulation and inflated valuations. Zillow's past actions have left an indelible mark on the housing market, contributing to the current affordability and inventory crisis. As stakeholders in this complex ecosystem, it is incumbent upon us to recognize the ramifications of Zillow's influence and take proactive steps to mitigate its impact. By empowering ourselves with knowledge and seeking guidance from reliable sources, we can navigate the housing market with confidence and integrity, ensuring a more equitable and sustainable future for all.
