I own a 3 bed townhouse bought for $420k in 2011 Been a long journey Now worth $355k… Rent $480 pw My accountant said I need to keep it as I now tax adjusted make more from owning it.. rent / tax break higher than hold costs.

Hi Paul, thanks for the feedback. I am not big fan of home and land packages because of few reasons. I have explained it here: kzbin.info/www/bejne/oqumo5ugmMdpo6s With respect to north or south side of the river, both sides have some good suburbs based on data. We are actively buying both sides.

Great info, how’s the numbers looking now with increasing interest rates and property value decreasing? Is the rent still covering repayments for IPs?

Hi Viren, the markets where I bought or buy for my clients are very tight rental markets, with almost 0% vacancy rates. In current scenarios, these properties are still doing very good, for Perth one, it is renting now for $475/week and market appraisal is $520+/week. Cairns one is now rented for $550/week. Markets are cooling down at some places but not where we are buying, still very hot and properties are going under offer within a day or two once listed, values are going up quite significantly.
