I just moved to Kingsport from south-central Pennsylvania and couldn't be more happy (except for the traffic on US 11W). As a retiree, I was looking for a slower pace, beautiful scenery, low taxes and low cost of living. Everything considered, I'm saving almost half of my costs since leaving the Keystone State (especially taxes). I was able to find the same size house for $65K less here than a comparable property in the Lancaster-York-Harrisburg metro area. Access to nearby Bays Mountain, the largest city-owned park in Tennessee, is a definite plus for anyone who enjoys hiking. The only thing higher in TN compared to PA is the sales tax. Instead of paying 9.5% in TN on groceries, I just drive a few miles north over the border into VA. Most groceries in VA qualify for their uber-cheap 1% sales tax. The city's a great place. Just get here before the city disappears under the kudzu plants!

You can't include everything in a single video. I've been in Kingsport about 1-1/2 years and I'm glad I picked KPT for its community values. For education, you could have also mentioned Northeast State Community College with a campus near TRI (airport) and both ETSU and NESCC share space in the near-downtown Kingsport Center for Higher Education. As for historical interests, the city's archives punches way above its weight for a city this size and the historical society is pretty active. Retirees will find the city's senior center offers a wide variety of programs, including occasional day trips and some extended travel options, as well as various health, exercise, and arts and crafts and lifestyle classes. The farmer's market is also well-served and well-attended during the summer. And the city offers a number of other recreational and entertainment events from spring through fall besides FunFest, like Racks by the Tracks, Red-White-and-Boom, Friday concert series downtown, and other downtown association promotional activities. About Pal's, I came to Northeast Tennessee for the climate and outdoor recreational activities, but I stayed for Pal's! lol

I think a lot of people are on the fence about moving because they're far from retirement and the jobs economy etc are the most important for a working family

@@yeseniapastor7165 Absolutely, you make an excellent point. Jobs are indeed less abundant here compared to more urban areas. Many of the working clients I've assisted with relocation mostly work remotely, or are relocated due to a specific industry in the region. There are still jobs available though, and the economy is growing.

As a resident of KPT, I love how safe, quiet and friendly it feels. It’s a very blue collar industrial town. It has more in common with Bristol vs Johnson City. But there are some super nice upscale luxury neighborhoods with big homes. Drive ten minutes outside the city and you’re in the rolling green rural hills and lush green mountains. If you have kids or are of retirement age it’s a great place to live. If you’re in your twenties or thirties Johnson City has more to offer. Just different cultures.

The Southern hospitality is no joke! Within a week of moving here, all my neighbors introduced themselves and offered to let me use their lawn mowers haha Even though I'm from California they were still so nice! Great video, and great place to live. Love it here, never moving back!

It’s not really a tree lined street community. It’s too young and too new to have mature trees to offer residents shade or curb appeal charm. Besides the downside of an HOA community, houses look very similar and are parceled very close to each other. Better neighborhoods are Fairacres and The Ridges. Both have diverse home architecture styles, larger better spaced lots and the charm of large shady mature trees. So new buyers to the area should really explore all the neighborhood options to get the most bang for their buck.

These rural areas have problems with meth heroine and pills. Poor counties don’t have services like health care, maybe 2 deputies to serve the whole county. These people make it sound like a paradise but they aren’t telling you everything. Live near a city if you must. But way too many people are moving to Tennessee, which causes home prices go up, taxes go up and locals are becoming no longer able to buy homes here, with lower incomes. Infrastructure is not set up for the all the people moving here.

I live near Crossville. Born and raised in Tennessee. Nobody talks about the bad things like how if you move here and get laid off, you get very little in unemployment. You get the equivalent of minimum wage for the state, plus get it for 6-8 weeks. The traffic is horrible. Soon the reservoirs will get depleted with the heat and lack of rain. Municipalities have not developed more reservoirs for the population explosion. Yep, the locals can’t afford homes now. Not enough daycare centers either. Plus, the locals are getting tired of the new folks attitudes. Many of us have been threatened by them with d e a t h.

I THOUGHT I was going to find some REASONABLE prices for a home in the Tri-City area, but nope it's not here. The prices here are hotter than a junkies' spoon. Health care actually sucks beyond just your normal check up. For specialty treatment you've got to go to Nashville, Knoxville or Chattanooga. Out-of-staters have out priced the market here.

The Tri-City area is OVERPRICED, prices are hotter than a junkies’ spoon. Jonesborough is probably the most overpriced of them all. Libtards from the north and west have made this area unaffordable driving the prices beyond what locals can afford. About the only people who really like the outsiders moving in are realtors.

I've lived in Kingsport my whole life and the place smells like chemicals from the huge Eastman Chemical plant that sits in the middle of the city. The plant often releases toxic chemicals into the air and river (there's even signs posted on the river instructing the public not to eat fish from the river). Oh, Not to mention the chemical plant has explosions every so often which results in even more discharges and injuries. I would NOT recommended Kingsport for families!

@@mr.rogersrealestate4336I grew up in Kingsport.Lived there for 47 years with the Eastman in my back yard and that statement is true.Look up the Eastman explosion back in the 50’s.I love Kingsport but had to move to find a better job.Itwas a great place to grow up and would be a good place to retire but not much opportunity.

As a licensed realtor I can’t comment on the crime rates, because it can been seen as steering. I’m so sorry! If you are considering Johnson City, I would recommend to ask this question in one of the local Facebook groups. I lived her all my life, since all these people have moved in here, the crime has double, drugs are really bad downtown now, l wouldn’t go downtown after dark now without a gun, the reason l know this is l worked for the Ambulance Service here for 16 years.

You’re a very smart guy I am a nurse of 33 years who works for attorneys and no hospital system should have that much power. I mostly consult with attorneys for medical malpractice cases on a remote basis for my business but I will need a nursing job on the side and I am very picky if they are into vaccine mandates I will not move there.

I try to be transparent in what I do. I would want to know this information before making a life decision to relocate to a new area. They really shouldn’t have that much power.. With that being said they changed their policy in 2023 and no longer require new employees to be vaccinated. Thank you for what you do!

Dude, respectfully I want to learn and understand Eastern Tennessee. Why are you showing a California freeway when discussing Johnson City traffic??? And while I'm critiquing, I watched one other video you shared of a home for sale. The was opportunity for improvement. You jumped from room to room rather than a continuous video where I would be able to follow the layout of the home. Finally, I'm not just complaining. I also subscribed.
