I remember working on a channel and putting in the time, and when I hit a million views, my total pay out at that time was $10 or something low like that. It makes sense for me to try to sell products on youtube but not to use youtube for adsense money. I think that's the jist of your opening. For me it's depressing because it all comes down to having a product that was monetizable to begin with.

My son's generation has challenges for sure. He just got engaged and he recently graduated with an IT degree and like many recent grads can't find a job. It's pretty discouraging for a lot of young people. Also, "hoping for a crash"... not sure we want to go to that extreme either. A lot of people lost their jobs during the last crash or their employment was on shaky ground, causing a lot of anxiety.

It's true that if homeowners don't sell their properties, the supply won't increase. However, these homeowners are also not competing to buy new homes, which balances the market impact. Additionally, buying homes to rent is no longer profitable since renting has become cheaper. Unless buyers can pay in cash, which only about 40% of the population can do, investing in rental properties isn't financially viable. Thus, investors are not competing for homes, and current homeowners aren't competing to buy. Therefore, the focus should be on comparing the existing housing inventory with the number of first-time homebuyers. How much longer can first-time homebuyers continue to afford these prices?

Number one, interest rates are not coming down anytime soon. The federal reserve is still printing money and the federal government is still running trillion dollar deficits so raising interest rates is not having any effect on inflation. Besides the inflation numbers, the government is giving us is bogus, it’s much higher. Historically, even in the 6 to 7% range interest rates are average obviously house prices are significantly higher. There’s still enough buyer demand to keep housing prices up and even still appreciate and the areas where I live, which is San Antonio Texas. If interest rates rise to the eight or 9% range then buyer purchasing could drop however adjustable rate mortgages could possibly make it come back. Right now a fixed mortgage is still a better deal than most arms. all investments I’ve ever had besides gold real estate is the best return on your money

Taking children under five on vacation is a complete waste. They are going to suck a lot of the fun out of the vacation because you are constantly having to tend to their needs instead of enjoying wherever you're at, and they aren't going to remember a thing. It's best to dump all of your spare cash into a high-yield savings account and let it rock for a year or two. I made $3,000 in pure interest last year after doing this, and it paid for a good chunk of chunk of me, my wife, and my 7-year-old to go to San Francisco
