Honest feedback - This is video is not up to the mark of Nestory standards and looked like more of a sponsored/biased post. In the name of project layout , you only showed the sample villa but no idea of the plot, location of the community etc. From the images of this sample villa, its clear that its not the actual location of the project where other 20 villas will be coming as its already surrounded by other properties. Only advantages were told but not disadvantages were shared. It looked incomplete or half researched.

I think it is better to buy in Vaishali sector 4 Ramprastha. Even though it more expensive but it's it is a Developed locality 2-2.5 crs for 3 bhk .Even though this society will be Fully completed in couple of years but the area will take atleast 7-8 years to develop for everything you need a car here Everything is 4-5 kms away.One of my known has bought a flat in siddharth vihar due to glittery appearance of the society rathan than needs from Vaishali but that place was not practical as of now due to lack to connectivity so they are living on rent in. Vaishali despite having flat in Siddarth vihar. . These days in new society the material used starts to fade away in 2-3 years.See you can join Good Gym outside or maybe club if you have free time.For me first priority is Location.

Good thought. Although this location seems like the blend of both worlds. If you want to reach the city soon, then you can touch it asap. And if you want a home little away from chaos of the city life, then this location is ideal. It’s like Sec 1 of Greno West, far from Gaur City traffic, also surrounded by lower FAR. When you want to experience a movie, leisure or lifestyle, then Gaur City Mall lane awaits you.

1. 700 units in 12 acres !! . As a comparison in Bangalore similar luxury project Prestige Lavender Fields has 700 units in 17 acres. Wonder if there is any FSI requirement in Mohali. 2. Duplex and Penthouse ka concept introduce ho jaayega?? Plan is not fixed on paper yet?

All the FSI requirements are in place for this project. Also, duplexes & penthouses are also going to be built(approx. 7000 SF). Currently, they have duplexes available at their Medallion Sec 82 project.

Actually, these two facts are interrelated. There's a buzz that the urgency in implementing decisions by the Amitabh Kant Committee is majorly after Birla Estate's involvement. They will co-develop the 131 acres of land parcel according to updated guidelines of authority. So it's not that they don't know the problem, but with their entry into this market, they will receive maximum credit when the issues get resolved.

M3M Cullinan might not face any more challenges, however, we’d suggest you must visit the management before making any transactions.
