Be at least 18 years old Pass a background check Be of good moral character Complete 60 hours of Commission-approved education, including three hours of real estate ethics Obtain a sponsoring commitment from a licensed real estate broker Submit an application for a Maryland real estate license This is all you need to get a realtors license in maryland. Doesn't seem that hard to obtain. I'll keep my 6% equity. You should talk about how in March 2024 NAR paid a settlement for ripping people off.

Seems you've had a bad experience in the past with a real estate agent in Maryland and for that, I'm sorry. Homeowners who price their home cheap enough may sell it on their own, but not get all the money they possibly could have if they had a great agent in their corner. Hiring an expert (not just any old someone with a license) can put thousands and thousands of more dollars in your pocket when you have the right agent, not to mention help you avoid the possible legal tangles when going through closing. Are buyers asking for repairs for things like new carpets, lights repairs, paint, or some others things in this video with the market being the way it is right now? I’ve been told buyers aren’t asking for much if anything at all in order for their offer to be accepted

Nathan, it's hit and miss. Usually buyers don't ask for carpet or paint, however my suggestion is to take care of this easy stuff before your home goes on the market or buyers ever see your home anyway so it looks its best. This will give you the best chance of getting the most, best and highest offers out of the gate. Thanks for your question. In 2018 there was a noble attempt to scuttle property tax in SC. That try totally failed. There should be no "property tax" levied in any state of the nation. It's an obvious scam that exists only to rip off the general public. All states must be free and independent of this tax curse, and until then nobody should ever buy a home. Just keep renting until the crooked taxers are run out of this country.

So true on all those. Item 4, uncooperativeness: We passed on a newly constructed house which the builder had his girlfriend consult on the colors/finishes. She had selected an unusual color for one wall, I guess it was supposed to be a feature wall. We asked if they would paint it something neutral (off white, dove grey etc). The answer was “NO. And if you are going to paint it, we will not sell it to you.” So, we didn’t buy it. We looked at one house, and it was priced just a little bit high. But there was just something “off” about it, mostly around maintenance/upkeep. There were some broken tree branches, a dead tree to remove, and standing water in one area. Wife was uninterested. But I pointed out, that of the 5 “Must Haves” on her list, it had all 5. It was the first house we had seen with all five. And all of the items that were bothering here were easily fixed. The house had sat on the market for a year, owners having moved to another city. We offered $360 against their $400k asking price, maybe $20k under where it should have been. They accepted it. That was 35 years ago we still have the house. The standing water I fixed by putting in a drain to the street. Cost: $100 and 8 hours of my time. The broken branches were taken away by the tree service that removed the tree; we got a sweetheart deal on that as it was my father in law. It did cost $100 to get a the stump ground below grade.
