$120/ yr on the HOA, the CDD ranges from $2k - $3.5k depending on lot size. This home would be around the 3k per year for CDD.

Good Question, they all have different reasons. I really like what Mirada has going on, and the Lagoon there is spectacular. I'm most excited about future of what Angeline will be. But it's still early on, a lot to come there.

@@briahawkins6176 Where are you coming from Bria? You can find good schools in all the areas, often if you're not happy with the public schools there's charter schools you can get involved with. I know the schooling situation at Angeline is getting really good. They just built the Angeline Academy of Innovation for 6-10th graders and will be the future k-5 school of the community.

No the Lagoon is not heated, temperatures can vary by season... But it's Florida. Our Winter water is the same temperature as Californias Summer water.

Something I've noticed. Why are there so few homes with Solar panels in these communities? Do the HOAs have heavy restrictions on how they can be installed?

No I don't think HOA's have much to do with it. From what i've experienced it comes down to the cost or investment into the panels. To see the return on your investment for Solar Panels it takes a solid 10-15 years of living there.

Really it has to do with cost. Not everyone wants to put down around 45k for the purchase and installation of solar panels, those who do often times get a loan, with a relatively high interest rate, which is around 5-6 percent. Until the solar panels are paid off, they are a liability and not an asset that is factored in the value of the home. If someone sells a house with solar panels that are not paid off, the seller either needs the buyer to assume the loan, or agree to pay off the loan with the proceeds of the sale. Once the panels are paid off, then it will increase the home value. To me,it’s worth it. It means I can run basically anything in my house without restriction, and my bill is only $18 per month. I don’t have any high-draw power tools, and my system is sized correctly for our home. As far as the HOA, Triple Creek does have guidelines that we need to review, and panels like these would likely require approval.

One of the most beautiful communities I’ve ever been to. Avila in lutz has no property space. Stone lake ranch really does give you your land of dream, with a house out of this world. I hope to one day have this neighborhood in my plans. Just imagine the waste of money people spend in New York. 6 million dollars on a penthouse is just absurd. For 2 mil and live peacefully in the country side with a house better than those crappy penthouses that are worth a waste to me is a no brainer

Hey Gloria, stunning right!? Love this floorplan. I typically see pools add between $70k-$100k+ depending no how you want it finished. It's an option at time of build or you can always put it in later and maybe even save a few bucks. You'll also have structural and interior options on top of this base price which can get ugly pretty quick. Happy to discuss more. Feel free to contact me if you need.

You can expect around $6000 annually in HOA fees. There are still some empty lots, but not all actively for sale. They have all been bought by private owners that either plan to build or sell at some point in the future. You can bring your own builder, but they will need to get approved by the HOA.
