Spent 4 ish years living here as a kid and I truly believe its a great place peaceful. Like I don’t remember there being much crime near where I lived. And the Schools were honestly great. But all in all I would move back with a family if my own.❤

I grew up in Fayetteville and I'm truly grateful for the diversity. Everyone gets along fine and support each other within the community. If you hate it so much, leave.

Thanks for watching! I love the diversity in Fayetteville. I believe my exact words were "Fayetteville is a diverse melting pot. There are people from every walk of life and that is how it should be." That is not for everyone, and for those people, I point out that moving to Fayetteville may not be the right move.

I lived on a busy four lane road when I was five until I was 16. Speaking from experience, I would avoid buying homes on these roads. Difficult to get out of the driveway during rush hour, more road noise, more trash from people throwing garbage out their passenger window, limited parking space when hosting large house parties, not safe for children to play and ride their bikes in the front yard, and less privacy from passerbys. The only pro I can think of is that it's easy to give people directions to your home because your house is located on a main road. When we put our house on the market, it was a good home, but the location was a major drawback in getting it to sell. It took us nearly a year and a half to sell it, which is way beyond the average amount of time to sell a typical home.

Thank you for sharing your experience. When there is a huge shortage of homes and they go fast like in 2021, these homes are easier to sell. But normally it takes much longer, like you encountered

While I fully agree with your video, my last move was a sort of special situation where I knowingly violated the rule about fixers. Not only had the previous owners over at least a half century done slapdash 'upgrades', they were exceptionally hideous. But the house is also a historic landmark built in 1880 and still standing even though it was only a moment away from being irretrievable. I had to do ALL the major things - wiring, plumbing, AND a new roof besides. The outdoor water delivery pipes had been buried only 18" deep in heavy snow country where the standard was 4'. The furnace turned out to be the very first model Lennox ever made and was on the verge of exploding. A regular nightmare. But I loved the house and grounds, paid just $14.5K at auction, and immediately had to throw another $40K at it, as I knew from the start. The alpine roof is almost straight up and down so that was 2700 sq ft to do in heavy duty metal. A 1920's rainbow-top wire fence from the last US manufacturer around the perimeter? $3500. Etc. I haven't been cutting corners. Plus due to injury I'd had to quit work in another state and needed somewhere to survive another 4 years b4 taking early retirement. When I worked on Wall St (strictly support capacity) I kept my eyes and ears open and learned a good loose formula for timing the housing market safely if you don't get too greedy the way most people do. That real estate bubble was about to burst big time. When I turned 62 just 4 years later, I had exactly $27 in the bank. NO debt though. I hate debt - it terrifies me. And now, after a mere 20 years of hard work on cosmetics, I'm starting to be a little proud of the place bc I've kept it looking as period-authentic as possible or at least practical. I do have electronics. I wouldn't recommend this path to hardly anyone, but it worked out okay for me. Just to give an idea of how far off the beaten path thiis TinyTown is, the nearest big box store is 65 miles away; the next closest almost 100. But I've got internet and UPS knows where to find me, so that's not a deal breaker either. It's just been incredibly hard; so as said, this is not a way forward for the faint of heart. And nobody should even start w/o an excellent housing inspection so you know exactly what you're up against. If you're careful and lucky though, you might wind up with a house that would go for at least a cool mil in any metro area, that you only had to sink around $70K into - plus 2 decades of blood, sweat, and tears. That's all. :p

That sounds like a lot of work, but it's nice to hear that you were able to find a place you love and make it your own. And I agree, never buy a house without an inspection!

I think your cost estimates for replacing a roof or HVAC are low. Actual costs are much higher

@@Richard-tq7gj but sometimes you can’t avoid HOA, (perfect house in ideal area) so just have to hope they aren’t that unreasonable. No HOA are usually in the country side.

I agree with all, except the crawl spaces one. I prefer crawl spaces. Slab foundation can be scary. I know people who have to destroy/jack hammer their whole concrete floors just to find the leak or fix small pipe issues. Repairs for it are expensive.

Yikes! I appreciate you sharing your experience. As a realtor, I have found more crawlspace issues, but that is not to say that there aren't issues with a slab on occassion

@DaphneBousquetRealEstate it's much less expensive and easier to fix crawl space issues than slab issue. Also most inpectors miss pipe issues in slab because it's harder to inspect. But everyone has their preferences. There's pros and cons to everything.

Just take a good look at the neighbors and neighborhood. Check it out at night. Try to talk to the neighbors if possible.

Those homes are few and far between. Even with a slower market, you would not have to discount a home 35% for it to sell in a day. And if you need a move in ready home, which many of my clients want, that is not the type of home they're looking for.

Thanks for watching! My inspectors are very thorough and if something doesn’t work or leaks, they call it out. The repair can be simple (or not), but they recommend further evaluation by a licensed professional.

Flippers are the COVID/STD of housing. A ban is necessary. A huge proportion of wildfires begin under the powerline phenomenon - the cooler temperature of interior forest (15+degrees F cooler, are replaced with summer/fall drying annual species, and humans FAIL to cease throwing burning cigarettes. yes. I thought those things were relics of the 1950s. . No, a massive proportion of lowlife humans still suck them up) Unmentioned are the people who break into your automobiles, garages, and even houses. Location somehow needs to exclude areas where this practice is rife.

The number one answer should be no town in Georgia i live here.I'll be damned if I am going to retire here.... Insanely high state taxes 8 out of $10 just goes to Atlanta to add more lanes to their fu<kin roads. Extremely high gasoline prices, The most prejudiced and bigoted citizens.Both sides black and white... let's face it That skanky marjorie taylor green Should be enough to say don't come here from the get-go.

I love the Fayetteville area. I've been living here for almost 20 years now. It's very family oriented, quiet and a small community. Some may even say it's boring, but I'm paying for boring. If I want action, I can always head into the Atlanta area.

Thanks for the information. However, your time travel wasn’t very fair from the north side to Atlanta versus the south side to Atlanta because the destination you picked was below I 20. If it was a location more in line with Midtown say Piedmont Park I think it would’ve balanced out a little bit better. The southside does have better commute times but not like That
