We have a few screens that ripped (but it made it through 5 years and multiple hurricanes before that happened!) so we are thankful for that! Super easy to fix and definitely worth having!

The concern I have personally with Lakewood Ranch area is that Debby wasn't even a Hurricane cat 2. It was merely a tropical storm with a lot of rain. I have been looking to buy a house there for 6 months now and keeping an eye how well that are fares with hurricanes. What will happen in Lakewood Ranch if we have Hurricane category 3+, and a ocean surge? We know it's just matter of time before it happens. Are we going to have another Fort Mayers situation? Currently I live in Lithia and we have dodged the flooding no matter how much rain or power hurricane had in the past.

It would have to be a huge storm for ocean surge to ever be an issue in Lakewood Ranch because we are so far inland. We went through Ian okay with just a lot of wind and some down trees, ripped screens, minor damage. This was just a crazy amount of rain in a very short period of time and it had no where to go which led to some additional road flooding.. more than we would typically see. But it’s always good to be as prepared as possible! You can never predict these things unfortunately

It is up to you to getflood insurance. Yes they say you donot have to have it flood can happen anywhere .look at the northeast.

Any good referrals to replace / repair leaking windows? Actually for my daughter's house, not us. They moved in the new construction home in January 2024. Rain and wind from Debby resulted in water getting in the house from the poorly installed windows (quite a few people in this village had similar experience). They had someone come out and they also found mold. So may have been an issue since they checked less then a week after the storm. Builder states that their warranty does not cover storms like Debby so they are on their own to fix. My wife and I were considering relocating to the same village to be close to our granddaughters, but certainly would not buy from this builder given their response. Luckily there are other options in this village though not the 55+ section which was our preference. Anyway, maybe you can refer someone who might be able to help them rectify their issues so windows can handle rains and storms since yo uknow they will happen. Thanks.

@@jvfenix1985 great location and they are down to the final few! Single families have been consistent pricing lately, townhomes vary slightly. They have some other great incentives too we’d be happy to share!

***Update!! The Star Farms house we mention on Gulf Ranch Pl with the pool just REDUCED the listing price by $10k making it an even more attractive deal! 😮

The houses have to be lower bc these sellers had very low rates. They are selling now bc the carrying costs are too high! That means the prices should be even lower!

WOW! Since we posted this video, 2 of the 5 homes featured have gone under deposit. The villa in Sweetwater has also been reduced from $484,500 to $469,999. It is a great example to highlight when there is a good deal to be had, you need to act quickly! We will continue to monitor the remaining homes and keep you posted on what happens!

It is now unfortunately… or fortunately depending on how you look at it! The day I edited this video together it went under deposit. It’s a good example of when a deal is out there, the house will move. Although that one needed the most cosmetic updating of the bunch. I’ll be creating more of these videos showcasing homes on the market… so… More to come!

Great video. What month do you stop heating the pool? What will the ambient pool temp be say in July? Does it track closer to the daily high temp or the daily low temp (air temp)?

Usually we turn the heat off in November or December... In July the pool will be around 92 degrees just naturally. Florida sun!

Hi Michael, I’m seeing reports on Yahoo finance where they are saying the Florida housing market is bloated with homes for sale and prices are being slashed. They spoke specifically about the Northport/Sarasota area but their headline was very general. What are your thoughts?

Hi Tim... Cape Coral and Northport are definitely inundated with new inventory. I saw a stat that inventory is up 1600% there. That said, things change from town to town... Our Lakewood Ranch area inventory is up, but nowhere near that much! The general trend is that good homes are selling, and less desirable homes are not. It's time for sellers to get real about prices, and also consider updating their homes as needed in order to compete.
