no it is a role determined by CDM which is the person designing the refurb not the cushin / curtains. So if you design how the refurb will take place, it is you.

Been thinking about dipping a toe in these sometimes treacherous waters. Been offered a deal by a family business that locates, refurbs and tenants and property before selling on to the investor and rents (6%, they get 2%) are guaranteed plus any refurbs needed in first 3 years. Sounds champion. Except a bit or research immediately shows that the sell on price to the investor is upto 20% over market value. So they are immediately taking out any future increase in value. One example is a 3 bed house they want 77k and in the same street is a property at 60k with a sitting tenant who has been there 12 years.

My accountant says that flipping is not considered a capital gain due to it not being an 'investment'. The CGT allowance is now also £3,000, which shows how outdated this information is! Please make sure you do your homework!

I have had a break as I recovered from 4 seperate cancers, but am cheerful and well and NED now, so excited to start making content again. Never heard of flipping described that way, is your accountant property specialist? Mine is happy to still suggest even with the lower lax break to flip in personal name one a year, but it will depend on your situation.

My first rent to rent is fetching me over £1k profit after all expenses. Sometimes, I don't visit the place in four months. I even travel to Africa and manage to keep it running when I was using it for AirNBBnB. While R2R is not an asset or wealth growth strategy, it is an introduction to property, can give you some tidy income 'passive' income and be a stepping stone to owing your own assets. Having said that, if things do go wrong, you could struggle - for just a little while. I've been very lucky.
