$3M house. If bought as a vacation rental property, roughly what percent down do you need to put down to comfortably have mortgage and and all monthly fees comfortably covered. No cash flow just comfortably break even. 75%?

Hello Chris! It solely depends on the house and the location. Some will cashflow positively at 20% down - others you would need to put down 50-60%. Homes in rental-majority neighborhoods with high HOA fees will be the hardest to turn profits in. Someone needs to run for President and use eminent domain to takeover huge areas along the beaches to rebuild these communities for people that don't like being stacked on top of each other or side by side...It's like there was a fire sale a long time ago with a bunch of little blocks sold...The areas are horrible vs whaat they should look like...A lot of people want to rent them but cant and its still a lame trip to be surrounded by everyone...The whole thing should be given to me to fix...The hotels and condo builders are just gonna have to lose a lot of money for their poor performance...Let someone who knows what they are doing rebuild these areas and we can keep the other idiots living stacked on top of each other that don't agree on letting me rebuild my way... They just want to buy and flip...They have no idea how to build a city or community... A lot of people just need to have there property taken away because they have failed everyone.
