I have heard and seen a lot of nice things about Celina. It seems like a great place to live. The homes look spectacular. Not a huge fan of HOA.

HOAs around here help keep the neighborhood from looking dumpy helping your home to keep its value… but some people can feel restricted by an HOA. There are some areas with no HOA in this area as well but you will typically be looking at an older pre-owned home if you choose to go with no HOA

I’m embarrassed to say that you have found an error in the information in my video. There is an apartment complex with a fitness center in it in the painted tree area which is where I think I saw that information. However, the general community does not offer a fitness center to its residents.

Massive property tax. 1.8-3% pretty much on home’s market value. Keep in mind homes are around 4-8x of household income.

The average property tax rate in Texas is 1.6%. We do have a general homestead exemption here which lowers the taxable value of your home by up to $100k for school taxes. And remember we have no income tax here

@@kamihallrealestate which communities in North Dallas have less than 1.6% tax rate? I get that there is no state income tax. Its normally on a 1/8 or 1/6 cost of the home. Also you would only pay until you make income. These property taxes are for life of the property. With reassessments every year, you would have to pay on unrealized gains too. Which is crazy. Texas need to go back and think why they became a no state income tax state. Were they planning on getting all the money from property taxes or from oil. Washington state doesn’t have state tax either but tax rate at 1% and assessed values at 60-70% of market value.
