Fontana has a high crime area buyer beware research the crime data for whatever area you are focusing to by. Always always go to the police department and check the crime data for the area and city that you are shopping.

@@maxsmart8954 Woah nelly. No I do not live in Fontana. I have family and friends who live in North Fontana and I own several rental properties north of Summit. Yes, I understand north and south Fontana are almost like different cities. The thing is this video is about north Fontana, not south. Matter of fact, this property is as far north as you can go in the city. When crimes happen they get reported. That reported data IS where the stats come from. You may not care or understand how statistical data works and why it matters but the fact remains, in that it does matter and plays a significant role in your life and everything around you. Again, north and south.

What made me made me mad on my project is that SoCa Edison told me they will only do one drop per property. In other words, I could not use a separate service panel for the detached ADU. I had to convert the service panel of the main residence into a dual meter power panel and then run the conduit to the sub panel of the ADU. So, if I ever build a house on a vacant lot I would install a dual meter panel for just in case of a future structure.

Yes, HOA’s are very important, we had a home where we live who wanted to add a pantry to the side of their kitchen that is on the front side of the house. They submitted designs and the HOA approved, it looks beautiful. So it does happen, but takes time & depends on the HOA committe 🧐

That is for a pantry. I highly doubt you can add an adu if you have an hoa. I know people that have had crazy experiences with HOA. I would never get an HOA home.
