Afortunadamente en este proyecto, la densidad es bajísima y se dejaron muchísimos árboles con casi 40% de áreas verdes. Entiendo tu punto, pero te invito a conocer el mercado tanto de Tulum como de México y verás que Wayak fue y es bastante responsable. Saludos Rossina Ross.

Excelente pregunta Juan. Hay muchas reglas y regulaciones para construir de la manera correcta. Dentro del plan de desarrollo urbano, hay areas designadas para desarrollo y otras deben permanecer con la vegetación endémica. El crecimiento y desarrollo siempre genera impacto ambiental, en Riviera Maya y en todo el mundo. Tratamos de mantener un balance y varios de nuestros proyectos tienen hasta 45% de areas verdes endémicas. Quedo a tus órdenes para más dudas. Atte, Diego Coló

I have 1075 sq. Mts in the jungle 1 mile to the beautiful beach 🏖 in Tulum Mexico that’s ranked as one of the most beautiful beach’s in the world 🌎, so I thought I would put it out to you guys and see how you would like this idea 💡
When this property was developed 10 years ago it was isolated nestled in a jungle...Secure Investment the signs and sales people bragged... then they disappeared.. the road signs or banners started to weather rust to collapse, the sales office closed the land next to Zama was given to the locals no running water no electricity no septic systems crime and gangs 2 feet from Zama properties. Now in October 2022 and since 2017 nonstop construction of condos next door, the Jack Hammering into the limestone for structural footings goes from first light beyond dusk..rat tat tat tat tat tat tat, not to mention the traffic noise of construction trucks is unbelievable, this property is nestled in a major construction development zone 360' and its going to be another 5 years or more before the dam jackhammers stop. Not to mention the influx of hundreds of migrant construction workers fueling the crime cartels here. Yes very nice place inside but come try to sit outside for a few hours or swim in the pool expecting to hear the chirping of birds the construction noise will drive you nuts. Don't expect to park your Porsche outside the thefts are at an all time high. Also, with the population boom comes with it Medical Emergencies, Calle Asteriodes is the main route the only road for the Screaming Sirens of Ambulances to the Hospital downtown, on a good day maybe 2 or 3 on a busy day expect 10, its likeness to living in the city is uncanny, not to mention the police sirens blaring as they use Asteriodes as their main route from the remote outpost to the downtown headquarters. Don't be fooled into believing Zama 10 years ago is Zama today, most if not all the original owners we know sold 5 years ago when the land around Zama was being marked out, that was the signal to sell fast. Of the buyers club still stuck with units they cant sell they rent them out on line so party people are in and out weekly...so except noise music. If you want relaxation privacy security contentment go 20 kms west inland and north because the Tulum airport opening in 2023 is going to see an influx of noise of jets 24/7 and now adding to the volume is the announcement by the President of a Mexican Yucatan airline to bolster tourist influx into Tulum. Of course if you desire a Zama unit as a time share or investment sure that will work fine, but Zama is NOT a retirement property as it was originally sold as those days are long gone and so are the people. But you don't need to believe me, I've only lived in Tulum since 1989.

However, there is also a very bright side to living and investing in Tulum, and I am guessing that is why you still live here. I would really appreciate if you can also share why you live in Tulum?

@@TowersCapital Well that's a loaded question, Short Term Investment in Tulum is not wise, not presently as that window closed 10 years ago and today 2022 the ROI (return on investment) against the COO ( Cost of Ownership ) has flipped, with variable's abound. Long Term Investment is more Blue Chip Stock, secure, yes, with slow growth small gains. Anyone purchasing for example a 100k apartment might over 5 years see a 2% or even 5% gain. Tulum is nearing, or it has now exhausted it development peak in issued building permits, Tulum will complete its growth and settle down to a quiet resort town. No Daddy or O Baby O Acapulco Disco's here. But with a maturing comes a Senior Citizen influx, which is good for some not so good for others as the fast frenzy seen here 10 years ago of Flipping Properties will be over. I'm here for the long haul, foresaw the good bad and ugly was descending upon Tulum 25 years ago, unfortunately. I've seen umpteen friends associates business partners liquidate and leave, others stay, like me, realigning realistic expectations. My G&O's were never what I could " get " out of Tulum, rather what I could " keep " in Tulum in the way of NOT being overdeveloped to become a Concrete Condominium Cancun. Tulum is the laid back sleepy town who's previous Administration saw a Smash n Grab way to each make, and take, quick money then disappear leaving Tulum to deal with the mess. Where? the next exponentially significant growth will be I've got idea's so do foreign investors, but its not in Riviera Maya she's been over exploited will require years of recovery. In the end each individual has an idea as to their expectations of Tulum, some will be satisfied others will sit back wondering what all the hoopla was about, how did this rustic fishing village of a long haul truck stop evolve into Chedraui being a Big Kmart a Walmart next to the Mayan Ruins is the previous Administration's Ownership and what have I committed to can I get out or should I stay grin n bear it are the questions young investors ask me. There is a very informative documentary " The Dark Side of Tulum ". Contrasting what is below ground is the constant Trade Winds a Coastal Town enjoys, however here again the struggle to manage the Seaweed with global warming will increase, yes there are weeks when the influx is nil, however for many tourists whom for the first time see it and smell it the word " revolting " doesn't do it justice so Windward property in Mexico is not a wise investment, honestly looking out at Barriers, Pontoons, Ships harboring, containing and collecting Seaweed takes away from " Hey let's go to the beach today " ideology. So to each their own, before anyone should invest make the time to investigate, look, listen, feel the vibe neg or pos then decide if your ready to simply rent a room apartment a condo or timeshare or ownership as in investment....long haul!

@@saywhat951 Interesting point of view. Again, I think it is a matter of perspective and experience. We have clients with premium properties making well over 10ROI per year and some properties, specially those with 3-4 bedrooms are making even more. And, when it comes to long term living, Tulum has a lot to offer for foreigners who want a better lifestyle and larger spaces to live. There are many different markets in Tulum, I do agree that studio apartments have saturated the market, however, Tulum is still and will continue to be a great option for a second home, for long term living and also for investing. We focus on the 20% of properties that according to our market research are the best for our clients. But, like you said, 80% of properties have small ROI and slower capital gains…but that is real estate worldwide. All in all, Tulum will continue to grow and the PDU, (urban development plan) is very attractive in the long term. Anyway, I hope we meet someday Paul and share experiences and projections about the place we call home. Best, always! 🤘🏼😎
