Thanks for sharing this video. Everything you are saying is exactly the life I'm living now. I have a full-time W2 job, I got my license a year and half ago with a goal of buying rental properties for ourselves and helping friends and families. I've been doing 1 deal per quarter. It's great, but it is a ton of work. I also have 5 rental units; 2 being mid-term rentals. We manage everything ourselves. Juggling it all has been very overwhelming. Its time to take a step back and maybe hand some of the work over to a property management company to help balance life. Its good to know that others are in the same boat.

I’m part time at CWB you get 100% of your commission if you gross 21k in commissions (this is before any splits btw!!) but I’ve done 5 deals this year so far. I make a good income with my full time job and it’s been great! The extra income is pretty nice

this is the most honest, video I've seen on being a part-time agent I've seen it's very difficult to prospect as a full-time employee I've closed on two deals from family. I think if you can afford to spend money on marketing as a 9-5 employee it goes a long way

I'm considering a part-time venture into RE - however I'm in dissagreement with some of this experiences. Why would I prospect 8-5 pm when most ppl who in the market to sell or purschase a home - working? I would say if you work a 9-5 FT job where you are flexible where you can field a few calls or text messages andemails - that would go a long way to a successful part-time startup. Leave prospecting to evenings and schedule your appointments for weekends/evenings.

Taking their courses since they are apparently the only appraisal licensing group as of 2023. Holy crap I wished there was another group. Took the $2K course live stream since I tend to over study and focus on things that aren't need sometimes. The books go at nusiame over one topic and speak little on the other topics. There were times I questioned why would a appraiser need to know this ? Why would I need to know all the details about mineral rights in great detail? Only about half of the info gone over was on the first test. The secound test had a a quarter of that going over minute details that don't seem to relate at all to appraising; It was mostly paragraph long questions that seemed suited for a seasoned appraiser rather then a trainee. My folks who have been appraisers for two decades have been have said they don't understand why some of these topic's are needed for apprasing. If they weren't the only group around I would go there and atleast have a fighting chance with someone else. Good video, hopefully those other courses are around and I'm just wrong. In short: Do not take the streaming class and you will have to take the tests multiple times. If there is another company to take courses go to them.

Another full-time worker here, great video, and you're currently doing what I aspire to do. Quick question: My goal is to obtain a realtor license primarily to use my commissions as a down payment for my initial home purchase and potentially invest in property down the line. Do brokers typically expect agents to actively chase leads every day, or would it be feasible for me to focus on transactions I'm interested in, such as my own home purchase and occasionally assisting friends and family?

Sorry, but don't think this is a very good "con" list. You're basically saying it's hard (i.e. don't want to track your own expenses, keep up with your LLC filings annually, etc.) when it really isn't. You just need to stay on top of a few things and you're set.

You should know everything already when it comes to recertifying, also its only $140 for a yearly subscription and it has all the required courses you need. Once you get those done , you can select what you want to learn to fulfill your electives/elective hours, there are more then a few courses that are videos, you can even select broker courses or very in-depth and challenging courses. Further more you will still have access to hundreds of courses you don't need.

@gman955 save up 30k cash, pay off all consumer debt, locate an active flipper in your city, partner with the person on a flip. Also get an application from a hard money lender in your area to see how you have to align your personal finances to qualify for funding.

I agree. It’s a crappy platform and you’re not likely to learn very much. In fact, some of the information you’re taught is just plain wrong or irrelevant . It IS cheap, but still not worth it unless you’re desperate to get some quick CEUs.

I'm currently going through so much burnout, I've been having a mental breakdown about once month. It's tough, I work from about 430am-1pm from Tuesday-Saturday. I do open houses, door knocking and cold calls. I'm really just trying to find a formula and schedule where I'm not a wreck.

I want to get licensed. This is completely outside of my field. I have no marketing experience but am desperate for a career change. I work as a Registered behavior Technician full time during the day. I also want to go back to school. I often wonder if i am being unrealistic or putting to much on myself in wanting to learn about real estate. I would like to eventually ease my way in full time while studying.. Omg! I am doing the same path. I am currently working as a chemist (great job), a pharmacy tech (currently trying to switch to real state) and I applied to gradschool for masters in engienering next near. We got this, if anything we get money for stock market investmemt and focus on what you love. In my case is grad school to get a higher paid job at my main job (my main job does makes me happy but does not give me the passive income life I want).
