Hi Daniel, Thanks for the feedback! :) With homes ranging from 1m-1.5m, there are currently 1,124 homes on the market in that price range. 311 homes sold in the last 30 days in that price range. So we are sitting at 3.6 months of inventory. I believe that the majority of homes in this price range that are currently on the market are overpriced. When I look at homes that closed in this price range in the last 30 days, the median price per square foot is $301.52. But the median price per square foot of homes that are actively on the market in this price range is $315.08 per square foot.

Yep, seeing lots of reductions. I hear a lot of people in the industry saying to buy now because when interest rates drop even more, there will be more buyers and more competition and prices will go up. Although, this is a possibility, I think it is a horrible mistake for agents to push this idea as fact. Our economy is hurting in so many ways. And although it is a possibility that prices may go up next spring. It's also a possibility that our economy goes into recession and home prices see dramatic drops. I tend to agree with you, that we will see some better deals heading our way! Sometimes I question myself because I have been expecting a drop for several years now. But I still believe that at some point in the near future we will see a sizable correction.

Hi Autumblond, I work with people in all price ranges, from first time homebuyers to people buying luxury homes. You are correct that the "normal" or average person cannot afford a $3.2m home. Heck, it's hard in this day in age to afford the average priced home. Honestly, I feel bad for young adults. It's so much harder for them to get started in life than when I was in my 20's. (my first home was a new built home in the Denver area that was $160K...those were the days!) Most of the buyers that I work with who can afford these luxury homes are older adults or folks moving here from CA...go figure! Yes. But all larger builders deal with lawsuits. DR Horton is the largest builder in the US so they definitely have their fair share. I have sold many DR Horton homes and never had any issues.
