The main way to differentiate the two main parts of Cary are the MacGregor side of town and the Preston side of town. The MacGregor side has easy access to RALEIGH, most of the major medical facilities including the hospital, more native Southerners, the new downtown area, much less property crime, but the houses and shops are maybe not as new and shiny (on the outside) as the Preston side. The Preston side has easy access to RTP & DURHAM (but a large percentage of Preston folks who need to get to Raleigh daily have to cut through the MacGregor side), more Northern transplants, more property crime, generally shinier buildings than the MacGregor side, but smaller lots and less mature trees that have been around for a century or more. Take your pick, but as a native Southerner, the choice is obvious.

We moved from Pittsburgh PA to Raleigh NC 5 months ago. Definitely regretted from our decision. Summers are incredibly hot and humid. SO SO Crowded. House prices doubled or tripled in the last 4 years according to my research. Sorry to say but it is very overrated city. If you are moving from a bigger city to here you may like it, or if you come from Florida. Otherwise does not worth it. It may worth to check suburbs of Raleigh if you wanna buy a house and work remote.

As a Statistical Analyst and Relocation Specialist here in the Charlotte area, another reason JC is growing so quickly in the RDU metro area is it's the most red county in the Triangle. People are fleeing blue states in droves and seeking counties here in NC/SC that don't have the problems in the metro areas they're fleeing. I see the stats and talk to these folk nearly every single day. Great video.

I dated a girl from wendell in college in 2007 freshman year back then i hadnt even heard of the place and i swear when i visted nothing was there.. funny all these years later went under contract in wendell falls in 2019.. now its 2024 i sold took my equity moving deeper into wendell before the land grab gets crazy 2 acres here i come! Glad i saw it when i did in 2019... P.S. that 55+ side is mean they bark at you for even walking on their side 😂

I've gotta comment about what you said for Holly Springs traffic planning. I think the stretch of hwy 55 from 540 to Avent Ferry is extremely forward thinking. The design prevents traffic cross-flow, saving lives by reducing wrecks, and allowing integration with better traffic platoon management. If you notice, any difficulties that stem from this area include: 1. The regular four way stoplight intersections by Walmart and harris teeter cause mile long traffic backups. Those backups keep you sitting in the no-left areas, so it's easy to misdirect the discontent. 2. The u-turn lights aren't always in sync. When they're synced for rush hour, so much traffic gets through that area quickly. When they switch to pressure detection in off times, that's to accommodate the impatient "Can't turn left" folks. That operating mode makes it very quickly obvious how much more quickly traffic flows through when the timings are preventing cross traffic. 3. People just don't get it. It's different, it take a tad more thought than just turning left anywhere you want. Change is hard and that's seen as a negative. All in all I think it's so innovative and I'm proud to drive through that area, recognizing how radically forward thinking this stretch of road is for traffic management. I've gotta say, you cannot say Holly Springs hasn't done enough for traffic. I think it's just misunderstood.

In my opinion, after living in this area for 30 years, here are my thoughts: Fuquay is becoming the new hotspot. Holly Springs, has a power plant and smells funny. Wendell and Zebulon have nice countryside vibes. Knightdale is very affordable. The new houses in Apex are made so close to each other that it is ridiculous. At this point, they are overpriced, with horrible traffic and overpopulation. Wake Forest has a lot of traffic. Garner is often overlooked because it used to be a low-income area, but it is only 15 minutes from downtown and 15 to 20 minutes to the airport. Cary is way overpriced and the taxes are ridiculous. I'm only 5 minutes away from Cary and don’t pay their taxes because my property is outside their city limits. Now, Clayton (in Johnson County) is becoming something else! It has nice houses, lots of yard space, and is affordable.

HS traffic is Horrible and the power plant is big Minus, the only good thing is it's close to Apex that's it and this place is smelly too but good thing is no one knows until you drive from a different place

Two totally different categories of cities, first, charlotte as of 2024 is 920.325, surpassing Indianapolis to become the nations 14th largest major city. And a metro of over 3.4 million. It’s closing in on the top 10 with a growth percentage of 1.24 % while other large metros ahead of it see a 2.0% decrease on average, CLT will hit the top 10 largest US major cities by 2026. Raleigh is a small, but growing city with 488.854 making it the 40th largest small city in the US, Raleigh will break into the 30s fairly quickly with a heathy growth % of 1.27, and Raleigh’s metro, which includes Durham is 2.4 million. Charlotte has invested hundreds of millions into light rail and heavy rail metro plans to curve the pains from being such an exploding metro with eye watering growth for a city over 900.000, over 113-120 people move to Charlotte per day, and as high as 250-300 move to the CLT metro per day, which has created massive amounts of congestion, the cities 2025-2030 transit plans will try to alleviate a lot of that stress as more light rail lines are introduced a long with a future of a heavy rail metro that includes subway lines. Also, “little brother of Atlanta” could not be any more false, about 3 Atlantas could fit into Charlotte city limits not even accounting for the metro. But I think these comparisons are abit minute. Ones a major metro and ones a small city. Each offers vastly different life styles. If you want the fast paced city life minus the NYC rat race…, it’s charlotte, if you want the slower paced small city-community oriented life, it’s Raleigh.

Tankless: like them, yes. But, with ever increasing water shortages, we are going with a "recirculating tankless". Yes, costs more because of increased plumbing but at least you won't have cool water endlessly going down your drain waiting for the water to get hot. You do need to service them (flush) every year or 2 depending on # of people in house, etc.

Raleighs better overall. But im biased as im from raleigh but live in durham now. Durham has great folks living here its just slower imo. Also, Durham downtown isnt really livable. There is no grocery store or gym options in walking distance. Also outside of the bull stadium there isnt much going on outside of restaurants..but hey its growing rapidly and i think it will be a better place within 5 years.
